Stayed at the Roseate house hotel. Who’s location is ideal being only 5 mins walk from Paddington station Very welcoming staff especially Ylenia and Cynthia on reception who were so friendly. The person showing us to our room was also helpful demonstrating how coffee machine worked etc. The standard room was of very good quality, nice extra touches and excellent breakfast which was served in our room at no extra cost.
My only negative comment would be about the bar staff who completely ignored my husband and myself for at least 10 minutes whilst we stood at the bar, we were the only people there although there were others seated in the room. We were given no eye contact whilst they spent ages preparing someone else’s drink then didn’t even acknowledge us when they’d finished, just carried on to do some washing up ! When I eventually spoke up and asked what red wine they had the senior barman pointed to some bottles in the bar then went and found a wine list. I asked for a Rioja he picked up a bottle and said it was empty then pointed to another bottle and said this was similar he then walked away I checked on the wine list and this wine was £13 for 125mls as apposed to £9.50 for the Rioja in view of this and the indifference of the bar staff we just left. This has not deterred us from recommending the hotel very highly

The hotel is very well located and designed , the staff were excellent and very accommodating to all our needs . My wife and I stayed here for 14nights and not once did the staff get tired to answering our calls or helping us .

They offered us breakfast in the room , the WiFi and the bottled water ( still & sparkling ) were served to us at no charge as many times we wanted during the day . The hotel has its own water filtration plant .

The hotel is very close to Paddington station and the Paddington underground and the Queensway high street is also very close by with lots of cafes and restaurants .

I would like special thank Ms Angeline Yangling who was exceptional and an asset to the hotel , she want out of the way to help my wife with all our requests for the baby be it towels , hot milk or any other local information we required . She is emphatic and very efficient and understand chromed needs without being professionally pretentious . Being a hotelier myself I cannot see through employees and this girl offers genuine service .

Once again an ex Kelly hotel I would rate it amongst the best 5 start boutique hotels in London .

As above but the staff really made the stay special and we would return. Rani, Bakkani, Alice an Suro apologies for spelling] were faultless in their attention. The whole of the staff were great but Idid not get the name of the rest of the reception desk team. Well done of a great staff ethos!
The hotel is in a great location and near to underground station and Hyde park.
Room was compact but nicely finished with everything that was needed.
Not overly impressed with the less than luxury bath towels and the rounded bath did not really suit the overhead shower. It really needed one of those rubberised mats for the bath to make it safe to shower.

I have stayed at the Roseate House for many years (originally when it was called the Royal Park Hotel). It is a lovely property with reasonably clean comfortable rooms, great beds and a friendly responsive staff.

Earlier this month I stayed for three nights. I also spent one night there last July. I feel like the place is losing its luster. It is time to thoroughly clean or replace the carpeting. The "buffet" breakfast was stingy to begin with but was out of meat and fresh fruit an hour before breakfast was scheduled to end. In fairness I asked for some ham and it was provided - shouldn't have to ask. The eggs Florentine were overcooked. The towels were almost threadbare - the feeling is one of a cheap hotel not a deluxe brand. When I asked for replacements they were only slightly better. And there was even a stinginess about the shampoo, conditioner, shower gel as if they were made of gold.

The saving grace is the staff. They are responsive kind and professional. This is includes the reception staff and the team in the Hyde Bar. On my last night I did enjoy an excellent, gourmet quality meal, at a very reasonable price. The young, 3-person team attending to me were gracious, friendly and responsive. The food was excellent.

I will go back to Roseate House as I have a long history with the property and will hope for improvements in the above areas,

I booked two nights here for a birthday weekend away. I initially looked at the hotel based on the location but booked based on the on the website information and photos. I booked a suite and on check in was advised we had been upgraded to the best room in the hotel. It didn't disappoint. A four poster bed, a sitting room and a balcony that was ideal to enjoy a morning coffee even on a crisp , autumnal day. The character and decor took you back in time to the mid 1800s but with all the mod cons of 21st century living. The real jewel in the crown of this hotel though is the staff. Clarissa on reception could not have been more friendly and helpful. Nothing was too much trouble and she went above and beyond to ensure we had a wonderful stay. Breakfast was very reasonably priced and the food was plentiful and delicious. The young man serving us both mornings was welcoming and attentive, nothing was too much trouble. The measures they have in place regarding COVID were reassuring but not overly intrusive and did not spoil our stay. I am sure this won't be our only visit and we will return.

We walked 5 minutes from Paddington station to find the hotel, which is located on a private road. Lancaster gate station is a 2-minute walk and so is hyde park. The hotel is well run and the staff are friendly and enthusiastic. Our room, 404, was really grand and spacious, which was a nice surprise. The breakfast was a real treat, with a great variety of options. I also enjoyed a jog around Hyde Park.

I would recommend this hotel to guests looking to stay in London and who value great service and location.

Do speak DIRECTLY to the reception staff should you have any problems with the room, avoid trying to resolve anything with the concierge (unfortunately the person we spoke with forgot about us…)

Do check what is included in your room at booking, and check with the hotel at check-in that these things are definitely included in your assigned room, to avoid room switches.

Do get a suite if you’re staying for a special occasion or for more than 1-night. We really liked the room we had, it was clean, the bed was lovely and the sitting area space came in handy.

Do the maths on travel before you stay, it’s £45 per day for parking. Parking is expensive anywhere in London, so work out what will be the most cost effective way for you.

Do get a massage. The masseuse was lovely, and it was a really good massage at a reasonable price.

Do get an afternoon tea, it was pleasant, and the bar area is nice and cosy.

Do work out your breakfast budget. We honestly didn’t think it was worth the money (£50 for 2 people). It was OK, but not excellent. We wrote it off as a tax on laziness(!), but if we stayed again, we would probably book breakfast elsewhere.

Don’t expect your room to be ready at check-in time. Check in is at 2pm and check out time is 12 noon, which are generous times frankly, but probably don’t give the housekeeping staff enough time to clean. Give it an extra hour so you’re not sitting in reception huffing and starting at your watch.

Don’t use the easiest staircase to access at the front of the hotel by the main entrance, EVEN if directed to use them by a hotel employee. They are littered with booby traps and a different employee will likely get unnecessarily angry at you for using them.

My wife and I spent 3 lovely nights at the Roseate house. We loved it from the minute we stepped in until we had to say goodbye! Firstly, the hotel's location is very ideal being the shortest of walks from two underground stations as well as Hyde Park. The staff are all attentive and make a genuine effort to assist wherever possible! Plus everyone is always smiling and makes sure to at least say hello!

The room itself is spotless and has everything you would need. The bathroom was very clean with a bathtub and a great powerful shower head. I was reluctant to have the breakfast because of COVID and I have been reading other places have put many restrictions on the menus. However I was very pleasantly surprised to see a wide range of items available that you can order multiple times and the service is very quick!

I had to attend a meeting online during my stay and was given access to a beautiful small quiet garden outside which was very thoughtful!

Overall a faultless stay and I will surely be back! Thank you very much for making this a memorable stay

My partner and I lived at Roseate house over Summer 2021 while we looked for a new flat. That is no exaggeration, from June until last weekend, save for a few weekends here and there, this hotel was our home. The rooms, the service, and the standards are impeccable. We always say we wonder where the staff are trained because for a small-but busy- hotel, expectations are always exceeded and met with a smile (and a perfect cup of tea) and we really do feel like family & both of us can be pretty hard to please.

The rooms are pristine, the beds are massive and so comfortable. Aircon during summer in London was a godsent. Breakfast is top, the outside courtyard is really sweet and great for WFH. Penhaligon’s toiletries are really such a special touch, refreshed every day without fail. Laundry service is fast, and comes back wrapped individually so great for travelling. Even down to the filtered water in the room which is refreshed daily and in recycled big glass water bottles. Very responsible.

There are so many people we have grown to love in this hotel...Angeline, Clarissa, Julia, Rani, Emmanuel, the lovely Italian lady and the red haired lady on night duty. Amazing staff, truly. No request too big, everything taken care of immediately. It is very impressive to watch the FOH staff juggle so much at any one time, its a real skill and they do it without breaking a smile.

With so many hotels to choose from in Lancaster Gate / Paddington you would be silly to not stay at Roseate House Hotel. And we recommend room 403 :)

We don’t usually leave any reviews but had to let everyone know what a lovely place Roseate House is!
We stayed for my birthday and was greeted by Clarissa at Reception who was so lovely and made everything so simple. She kindly upgraded us to a junior suite also which was an amazing surprise along with the lovely happy birthday plate in the room! The room was beautiful and so clean, felt like royalty especially in the bed which is huge!! Our temperatures were taken at reception and our bags sanitised which was very very Covid secure. The hotel itself is decorated beautifully. The location is a few minutes walk from Lancaster Gate Tube station and also Kensington gardens which leads to Hyde park so we found this very central and easy to get around London!
The bathroom was also lovely and a luxurious end to a long day walking round the shops not to mention the slippers and robe in the room! Forgot to mention how comfy the bed was- honestly we wanted to ask what bedding and pillows you use!
We had breakfast the next day which was delicious and so much choice!! From a full English to croissants /yoghurt and fruit- there was something for everyone. All the staff were very friendly and helpful, they kindly stored our bags after we checked out and Headed out for another day shopping!
I wouldn’t hesitate to book again and can’t wait to go back! Our new go to hotel when in London I think!

Elevator, yes although some rooms on the floors are a few steps down and there are steps to get in to the hotel. Not sure re walk in showers.
