We booked for my girlfriends birthday and our pending engagement proposal. Firstly the good point! The communication with the staff regarding what I required for the room, ie balloons and roses petals and delivery of champagne was,5 stars. The staff who I dealt with was 1st class.
But the whole hotel is looking tired and the poor building is now lacking in any class alongside some staff. I do hope the owner (watch you tube) who races to complete this beautiful building from a complete wreck to hotel in just 3 months clearly was thinking of how much money he could make and not the thoughtfulness and love of what this building represents.
The stairs are looking very tired and not seen a hoover for months! Our room, The presidential suite looked tired, I believe the minimum for the room is a hood clean, robes(none) beauty products (just 2 small bottles) spa not working! No telephone for reception calls! Now being on the 6th floor and on return to our room at 10.30pm at night we could not get in x the key card would not work. Off I went to reception by the night manager ( who honestly looked very unprofessionally dressed) simply told me "your keys need recoding as I have a special door card and when I use mine, guests must get their cards recoded" what? I never experienced that ever in hotel around the world! Now this being my girlfriend birthday and our engagement night I felt we should not be racing around the hotel to sort our key room cards. The whole hotel is too warm and like I said to one staff member, why are their cleaning stuff and hoovers on the 6th floor felt like a dumping ground. Surely some health and safety concerns there and Coshh. I was charged £50 holding deposit on a different card machine which would be returned in 7 day!! What? 7 days. Why I asked? On management rules came the reply.
So a great day/ one night stay in this hotel turned more and more into a horror show.
Ending in on the morning of leaving we decided to go to breakfast! At the reception we got told. Oh we have cancelled breakfast!! Never in my life have I been to a hotel where it cancels breakfast.
So thankyou 30 james street for ruining our special day. Please either just shut down or look after the hotel and it's guests like other hotels in the area! To the guy who owns this fabulous building, learn to love the building and treat guests with respect and love.
After so many bad reports re this place. They are true!!!!

With regards to the breakfast situation we did in fact have staff sickness on the day in question and it was too late to source any form of agency staff to cover this, guests who had booked breakfast in advance had been notified of this, I am sorry that you found this of inconvenience to yourself. Firstly, i have previously stayed in this hotel around 3 years ago and had a really lovely experience, hence why i rebooked this hotel for my friends and i for my birthday celebrations, as it’s in a fab location.

Stayed on Saturday evening, wow what a disappointment! I would not stay here again.

Where do i start? Upon arrival we were told our room wasn’t ready until 3pm which is check in time, although the hotel was extremely quiet we hardly saw any guests although we heard quests in hotel on our floor which was on 6th floor.

The room was spacious, however it was dirty and dusty, bedside tables were grimey and stained with what looked like white opaque marks I don’t like to think what it could have been either dried up milk or some kind of bodily fluid, i was disgusted i felt sick! The window frame had all jagged broken wood trimming around the frame i touched it and was very sharp indeed, i could have had bad splinters off it, there was cardboard shoved in the window pains to stop the glass from rattling. The curtains were hanging down off the rail too, at best this hotel should have been £50 per room for the night and classed as a 2 star hotel. !

The light socket was all lose and my friends could have had an electric shock from it it was at the side of her bed, infact we were all laughing about how bad the room was from a health & safety point of view it’s dangerous!

We had no hand towels, just bath towels only. The room hadn’t hardly been touched/cleaned. The hotel is so run down, we were told it had been bought out by some German group. There clearly isn’t any maintenance carried out in this hotel. A good risk assessment needs conducting in every hotel room as it’s a claim waiting to happen. And to add insult to injury we paid £170 for 1 nights stay for 3 adults, i would like a full refund as they should be paying me to stay here!

I have stayed in lots of hotels in Liverpool and this now unfortunately is the worst one! The building is iconic it’s such a beautiful listed building and could be a beautiful hotel again with some investment and TLC.

If i were the manager of this hotel i would have all rooms ship shape within no time, full risk assessments carried out and not let any guests in the rooms that ate s hazard until they have been made safe again and clean, and I certainly would be getting a new cleaning company in to service those rooms to a great standard as the current cleaners aren’t doing their job properly, the hotel rooms aren’t fit for purpose.

Good afternoon,

My partner and I recently stayed at your hotel for a three night break – 07/05 to 10/05/24 - in room 58 on the 6th floor, and I thought that I should give you the opportunity to respond to our observations before I posted any reviews.

We were celebrating an anniversary for us and so took some time in choosing our hotel, with yours looking the best for our plans – however, things went downhill pretty much from the start ! Upon our arrival, as we were checking in, we were informed that there was to be no breakfast on the Wednesday morning as we were the only people requiring it so it wasn’t worth your while – thanks very much ! We were then informed that the rooftop bar and restaurant, very much part of our plans for our stay, would only be open on Friday, Saturday and Sunday, we departed Liverpool on Friday morning – again – thanks very much ! Why were we not informed of all this prior to our arrival when we could have made other arrangements ? A very poor show indeed – we’ve just walked through the door and disappointed straight away !

On arrival in our room, which was very spacious but tired, there was no tea, coffee or milk, we had to ask for them ! The bathroom sink had no plug, and the cold water tap was constantly running – impossible to turn off ! These issues were reported but absolutely nothing was done. On Wednesday, on returning to our room around 6pm, we discovered that the room had not been serviced, so my partner rang reception from her mobile, as no telephones in room, and a lady arrived and changed towels and cleaned the bathroom, on our return to our rooms on Thursday evening, around 11pm, yet again our room had not been serviced – yet again – a very poor show !

Breakfast on Thursday and Friday was good and the restaurant lovely, Will, the night manager was very helpful, and the location of the hotel is spot on. But – you are allegedly a four star hotel !!!! The service we received wasn’t anything resembling four star ! Rooms not serviced, no bar that was opened during our stay, no evening restaurant, breakfast only available for two out of three days, no plug for the sink, a constantly running tap, no way to contact reception other than by mobile phone, having to ask for tea, coffee etc., why no tissues etc. In the room - it’s meant to be four star after all !

Booked here for our anniversary as we stayed here 5/6 years ago, and it was lovely.
Completely different experience this time. We walked into the room and was hit by a milky/sicky smell and you couldnt open the windows to get some fresh air as they have screwed the windows shut. It was a large room with two double beds so clearly a "party" room, and it really showed with the stains all over the carpet, chips in furniture. Its a really run-down and abused room.
They either need to sack the cleaners or give them more time and some feedback. They obviously don't know how to use hoover tools as there is thick dust around the edges of everything.
The bathroom was grim, the mould is so thick on the tiles it looks like mud. Absolutely disgusting!!
I complained, but as it was Valentines day i was told there were no other rooms free and we could have a refund and find somewhere else, but with it being 4pm on Valentines day, we knew we'd end up with no where else to stay.
The mattresses are so cheap, you could feel every single spring and woke up every 20 mins due to the pain.
They were unapologetic, and as polite as I was to the girls (it's not their fault they work in a hole) the security guard stood by them whilst I complained ... making it obvious they must really get some seriously angry guests!
I never complain, but this is the dirtiest place I have ever stayed!

After looking at recent reviews, I should have headed the warnings but thought we’d take a chance as this hotel looked so good on their website. Check in was okay and reception staff were friendly but we were told that we should have pre-booked parking at nearby Q car park. We were never told about this so was told that upon check out we’d be given. 30% discount code-when we tried to use this, lady at car park told us that we had been misinformed and that code was only valid for pre-bookings online!!!!!! What a joke!!!!! The first room we were given was okay-very spacious and whirlpool bath worked okay but fridge didn’t work. We informed reception (no phones in room-I wonder why?!) and were told that we could move rooms. Our new room was smaller but okay (at least fridge worked). Rooms look okay on first glance but on closer inspection, they are very dirty and scruffy. For example, broken window panes, toilet that didn’t flush (hubby fixed it), half the jets on bath didn’t work and no washing up liquid. Also none of the rooms have air conditioning-website is misleading and I can imagine that some rooms get very hot. We managed as our room windows opened but some guests weren’t so lucky. Beds in room were very hard with cheap mattresses but worst part was the black mould in our bathroom (see pics)-this is a massive health hazard. House keeping was very hit and miss, some days we just got given 2 new towels and bins not emptied. Carpet wasn’t fitted probably and was stained, furniture was badly scuffed and everything smelt fusty. Such a shame as hotel itself is very historic in a great location and staff are lovely (apart from the bald guy on reception who blatantly lied to us about the car parking situation!). Breakfast was okay however on our last day, breakfast room was locked up!!!! No one had told us that breakfast had been cancelled. We complained and were told that they’d decided to cancel as we were the only ones booked in! Really???!!!!! Hopefully refund will come through for this. Rooftop bar is okay but most cocktails couldn’t be made as they’d run out of ingredients apparently. This hotel has lots of potential but needs refurbishing asap! This is booked in for next year apparently but in my opinion, hotel should shut down before then as at the moment it’s a health hazard. Please listen to reviews and book elsewhere xxx

I can’t even find the words to describe how bad of an experience this was. I booked this hotel for myself and my mum for the night before my wedding and again for myself and my husband for our wedding night. The hallway directly out side the room I was expected to stay in was an absolute disgrace. The floor was filthy, the lightning was broken and the ceiling was falling through and badly damaged. When we entered the room the smell of damp and uncleanliness was shocking. There was bits of dirt all over the floor and on/in the beds. There were food crumbs on the kitchen floor, all the window ledges had dead insects on them and were thick with dust as were the units. The bathroom toilet had been used and not flushed and there were small yellow liquid puddles in the bath. To top it off the air con was broken and it was roasting in there! To say we were shocked and disgusted is an understatement. How anyone was expected to stay there was beyond disbelief especially a bride the night before and night of her wedding. When we approached the lady on reception and explained how bad the room was her response was “other than sending a cleaner to freshen the room up, there is nothing I can do we’re fully booked, I’ll give you 30 minutes to decide if you what a refund”. Spending the night before my wedding trying to find last minute, alternative accommodation rather than being out with friends and family for a planned meal and drinks to start my wedding celebrations was traumatic and extremely upsetting. I can’t believe this was how I was treated and with no apologies. Shocking customer service! I will never step foot in this hotel again and I’m very surprised it’s still in business! Reception staff very friendly but hotel was not good. We arrived to our room which smelt like old rotted wood and weed. I have young children and they commented on the smell and my 9 year old pointed out the huge amount of dust on the bedside locker, not a day or two worth, more like a few weeks. Double beds had two flimsy thin pillows on, sheets very untidy. My child commented “ what are the mystery stains on the carpet” it was just horrible. We asked the staff if they could send in a cleaner and they couldn’t have been more apologetic or helpful. On our return we looked forward to feeling more comfortable in a clean room, unfortunately this was not the case, the dust was gone but we were still left with tomato sauce and an old fake eyelash strip on the side. Thankfully we bought our own cleaning supplies so we felt less dirty. I didn’t want to use the bath so didn’t and didn’t allow anyone to, wasn’t even comfortable sleeping on the bed due to standard of cleaning. We cut our trip short and left early, we were happy we had not booked breakfast as I wouldn’t feel comfortable eating here.
The decor looks now tired and seedy, I could see past this if it was clean but it wasn’t. This was not a cheap booking for my family, and though we were refunded 50% it still was too much money to pay to stay here. Please if you want a nice clean place to stay I would not advise this hotel. It is not a 4star hotel and I don’t understand how it has received this rating. Put such a dampener on a family weekend away. Couldn’t wait to get home to wash away the smell from our clothing.

The room was ok for a night stay however there was milk, tea coffee sugar etc in the kitchen but no cutlery a spoon to stir it found this very odd, when we arrived I placed a couple of new tops and a pair of jeans in the wardrobe. We went out on the evening and arrived back in hotel had a good nights sleep beds were comfy, nothing wrong with the room only the windows wouldn’t open. We left the hotel and caught our train back home, when we arrived home and I started to uppack I realised that I had left a few of my clothes in the wardrobe. I rang the hotel straight away only to be told that the housekeeping had gone home so couldn’t ask them about the items as they would have stored them away in their cupboard
, they asked me to ring back the next day at 10am when housekeeping came in . I rang back and had a chat with a friendly receptionist who said that he will find out where my clothes are but they couldn’t find them and the housekeepers hadn’t seen them so it’s clear to me that the cleaners never checked the wardrobe therefore not cleaning it so the clothes must have still been there when the next people arrived , this is very bad to be honest yes I should have checked before i left BUT the wardrobes should have been checked by housekeeping aswell clothes don’t just go missing!! I rang and asked to speak to a manager basically she said it’s my fault for not checking and asked me had I even left them in the first place…. Not a very good manager in my opinion … all I can say is tell your housekeeping to check and clean the wardrobes before the next ppl arrive …. No I won’t be staying here again just from the response I got from the manager.

The staff were unhelpful and rude in some instances. We were not informed upon arrival that there was no heating within the hotel (with -4 temperatures outside). They provided 2 small heaters to heat a large room, and it didn't heat it whatsoever. The bedding felt cold and damp due to the lack of heating.

They have taken £150 as a deposit for the room, which will take 14 days to refund. They informed us that they "only hold the card as a deposit" when actually they have physically taken the money.

After we discussed the above, they did give us a small discount and offered us a complimentary breakfast. The breakfast you couldn't even eat. The Sausages were not cooked; upon asking staff if they would eat this food themselves, they said "no" and took it away. The Chef (temp) informed us that the sausages were not cooked as he thought they were only partially cooked and had only heated them (!). Serving food like this is a health issue and could cause serious illness!

The bathroom is a health and safety nightmare. The bath is an accident waiting to happen as there is no proper access into the bath to use the shower, and with it being high-level access, you can easily slip and fall getting in and out of the tub. The windows in the room need repairing. I understand it's a Grade 2 listed building. However, you shouldn't have wind coming through gaps in the window frame.

The whole experience of this hotel has been a nightmare from the moment we arrived.
I rarely review so negatively. However, I can only be honest and wouldn't recommend this hotel to anyone.

We booked the hotel for the location and the history. Luckily we had read some recent reviews before we arrived so didn't expect the world and we weren't disappointed. We had a call the day before offering us a free early check in from midday which we accepted. When we arrived just before 1pm we were told our room wasn't ready but that they would move us to another room, which they did. That room was poor. Very tired, dark and very cold. We questioned with reception whether the heating worked and were told that there was a new heater in the room. A member of staff came back to the room and even they were surprised when the heater that was supposed to be on the wall wasn't there !! They agreed the room was unacceptably cold and moved us to another room. Again, the room was tired, in need of some love and attention. The jacuzzi bath didn't work, the mattress was obviously a budget mattress and the general cleanliness was average at best. Wallpaer, curtains etc etc all need attention. We decided not to have breakfast there as there is a handy Weatherspoons over the road.
This building has so much potential and could be a fabulous place to stay but I'm afraid it isn't loved and needs so much attention. The staff are friendly enough and seemed to be used to dealing with complaints and issues. It was summed up on a guided bus trip when the guide asked us where we were staying. When we told her she smiled politely and said 'heard it's a bit of a sh*t hole". Word obviously gets around in Liverpool !!

I would think that a taxi from Liverpool city centre to Anfield would be around £10 and I would pick a better hotel than 30James St, there are plenty to choose from

I can’t remember what quarter we stayed in but we were on the third floor in April this year. It was excellent. We thoroughly enjoyed our stay and would definitely visit again.
