There is ample parking outside and keys are in a lockbox so entry was easy. We stayed in a family room right in the attic, expect steep stairs which had some dubious stains on them. There were four beds and a travel cit provided. Small window with a curtain that didn't quite fit. It was clean but basic. Small shower, toilet and sink in the room. The kitchen was small and there is a basic eating area with a highchair. Is noisy due to the road a d you can hear others in and out of rooms using external bathrooms. Beds were comfy

Hallway untidy with dirt stained carpet and generally grubby looking. In the room the fridge, toilet and sink clean were clean, but rest of room tired looking with marked carpet that hadn't been hoovered properly, and a very large cobweb full of dust that had clearly been there sometime. One half of the bed was fine, but the other (twins pushed together) had a broken saggy mattress).
The garden outside was an overgrown jungle and not family friendly. Off road parking at front for approx 5 cars which is the reason it isn't terrible.

Bedrooms recently refurbished very comfortable. Scaffolding out front should be mentioned before paying! Service slightly out of Fawlty towers! Not ready for customers in breakfast department. Staff defrosting fridge at 9 am, noise, no milk jugs. We had to use a teapot! Staff said later he had just bought some! luckily we have a sense of humour!

It took over an hour to book in and gain access. The chair was broken, had to ask for tea/coffee and towels. The lampshade was positioned like tarzan had been in there previously. The bathroom was ridiculously hot and tiny. It felt more like a shared house! Way overpriced!

I stayed in a double ensuite room for 7 nights whilst on a job at Southampton hospital. I had booked on an accommodation only rate as did not require breakfast. My room and bathroom were very clean and well equipped, a nice sofa to sit down on and read after a long days work!
I was shown to my room by a young friendly man who gave me bus map of the area and explained how best to get to the hospital and where was good for dinner.
Good Points:
Clean room, easy booking, free wifi, discount for no breakfast.
Bad Points:
Furniture is a little tired but perfectly usable
All in all great value for money as I was in Southampton on work and needed a comfortable place to get my head down.
If my agency sends me to Southampton again I will be booking at Carmel.

I stayed in this B&B for two nights as I was in the Southampton area for business. Having read the previous reviews I was a bit apprehensive about booking here but I was pleasantly surprised! Easy and simple booking, great room rates, perfect location with all of the amenities close by. I have to travel around a lot for work and all I want is a nice, clean room, cooked breakfast, a friendly face to welcome you and a good price. That's definitely what I got with Carmel. The owner is polite, friendly and always accessible by mobile 24/7. The room was very clean, tea and coffee facilities provided. I had lots of space to park my car. Everything was explained to me by the owner on arrival. I enjoyed the cooked breakfast I received every morning, couldn't ask for anything better before going to work. The owner offers a very nice money off policy if you don't want breakfast which is handy because you don't always have time to eat. I left with a good feeling and will definitely be returning to Carmel if I'm ever in the area again!

After reading the reviews for this guest house, I was defiantly not looking forward to arriving and wondered if I had made the right choice. I paid £90 for 3 nights in a single room with a shared bathroom. Yes it is tired and could do with a make over BUT I was welcomed by a friendly young guy who showed me to my room. Gave me a map of the area and showed me the wifi password, which worked perfectly. I was visiting a friend in hospital so I didn't spend much time here but when I got back the first night I felt quite safe and happy in my room. The bed was uncomfortable and the bumps and springs kept me awake most of the night, I sorted this by putting one of the spare blankets under the fitted sheet. Sorted! The next day I came back a bin had been put in my room the milk had be refilled and a new cup had replaced there old one. Next morning I spilt my tea so I went down and asked for some more milk to within I was given a handful of new ones and was told that he would sort my bed linen out. When I came back that night had all been changed and again cup replaced and tea, sugar etc refilled. All in all I had a pleasant stay and got what I paid for. The only thing that I didn't like was the disrespect of the other visitors slamming doors shut late at night. Maybe a sign could be put up reminding people to quick the noise down and shut doors quietly. I can't comment on the breakfast as I didn't have it but it smelt good.

Travelling down from Yorkshire to see family in Southampton I needed a double and a single room, both needed to be en-suite. I had great difficulty in finding both in the same guest house because it transpires that Cowes week and 4 cruise liners in port that same weekend had impacted on availability. We wanted a 3 star minimum and, wanting to support small businesses, we tried to avoid the Premier Inn type players.
Up pops Carmel Guest House that Google says carries 3 stars. There were no Trip Advisor reviews at the time of booking, but the 3 stars provided some level of reassurance- a big mistake.
I suppose the greying, ripped net curtains on the downstairs bedroom window should have set the alarm bells ringing as should the weather-beaten,3 star sign fixed to the wall. Was it weather- beaten or scratched off ? But anyway, nothing else was available so in we traipsed and were greeted, as arranged by email and text, by Hassan, a charming young man who showed us to the 2 rooms, took our cash ( no cards taken nor receipt offered) and then promptly left after telling us to contact him by mobile if necessary and that he will see us for breakfast served 7.30 till 8.30 on Saturday and 8 til 9 on Sunday.
Tired and greying towels, basic bed linen, awful, aged and cheap bedroom furniture, filthy tooth-brush holders, underwear in a drawer..... but the best was yet to come - the cooked breakfast.
Served in what could be a pleasant conservatory with plastic garden tables and chairs with dead flies on the window sills. I spotted boxed cereals on a window shelf, but as we had asked for a cooked breakfast, nothing else was offered. A choice of tea or coffee and did we want toast - white was delivered - no mention of brown, nor fruit, fruit juice, yoghurt or even jams. Coffee was instant, served in a stainless steel pot. Breakfast comprised of 2 pieces of well done streaky bacon, an insipid pale sausage, a fried egg and 8 baked beans.
Day two breakfast was the same - he assumed we wanted the same as the previous day - but the 8 beans were served cold. This place displays a 5 star food hygiene rating - well it was 5 star when inspected in February 2010
To summarise - this is a great building on a busy main road close to the City. Current owners bought it in December 2014 and it looks and feels as though it probably has had its day with the previous owners and the current management / owners have invested zero since then. Shabby, tired, make do and take their cash. I paid £230 for two nights with full English breakfast. What I got was far from what was expected and for another £20 or so, I could have been in a Premier / Holiday Inn type of standard. I wanted to support an independent small business and I have to say that I have never experienced anything as poor as this before.
And the two bites on my wife's ankle - I'm not sure where they came from but it definitely wasn't from me !

Stayed here for 3 nights, originally had 4 booked. They would not refund for 4th night, even though plenty of notice given, they quote there 'No refund policy' which does not actually exist. No booking confirmation, no T&C anywhere, in the B&B or online.
Online prices and information is incorrect.
Foreign person met me on arrival, didnt know much, didnt know how much, no receipt etc..
Had to chance a few times to get receipt. No towels on arrival either.
Online website states £20 pn, but actually its £30 at least.

I had to stay in the area for four days due to family commitments. I was met by a young man who explained everything to me, left me with his mobile number, and answered every time i had an issue. Breakfast was basic but cooked well. The young man showed me all the local transport routes and even phoned a taxi when I needed. You certainly get what you pay for but if you need a convenient place to stay and are on a budget then Carmel's is certainly worth it. I would recommend to everyone.
