Pleasantly surprised, especially as privately run guest houses can be a complete lottery. The lady who met me was friendly, very helpful and let me use the car park beyond my check out time to save having to repark elsewhere. The room and ensuite were spotless, comfortable bed and strong wi fi. She explained that they didn't officially do breakfast at the price I paid but told me to help myself to the buffet anyway. Cheaper than a Premier Inn to start with and adding in free parking and breakfast made it excellent value.

We stayed overnight on a Saturday, friendly welcome . Room on top floor - had to drag luggage up .. separate toilet and shower room downstairs. Clean . Didn't sleep well due to noise of others going to the toilet. And loud barking dog across the road. Breakfast was good but I ordered well done eggs and twice got runny ones .. all in all a friendly accommodating place to stay

We stayed here for 1 night on 26th september. We had room number 1 which was top floor out of 3. Our room was of standard size but was clean and well kept. TV had full freeview channels, tea/coffee facilites and a hand basin. We werent ensuite which concerned us slightly as its always nice to have your own facilities...... however there was a toilet on our floor and 3 shower rooms on the next floor down, we showered at around 7pm the saturday night and 8am the sunday norning and never had to queue despite this being "prime time" and the hotel being fully booked.
Breakfast was good, a choice of 10 cereals, toast and a grilled breakfast.
The staff were helpfull and polite and the lady who ran the hotel was really friendly.
Its a 20 minute stroll into the main shopping areas of southampton and again a 20 minute stroll to leisure world
We had an enjoyable stay here and would definatley stay again :-)

Absolutely disgusted.
The owner is not particularly bothered about resolving either hence my review warning others.
stuck my 73 year old disabled & unwell mother on the top floor, baring in mind the lights auto time out at night into darknesss getting up there at night! The only alternative was in his words a "noisy" lower floor room.. once she'd arrived already!
The room itself, was disgustingly dirty. Broken sharp furniture, stains, holes and tears everywhere, leaking radiator. But the best part. BLOOD(!!??) and bodily fluids on her pillows that had been just lightly covered over with a thin pillow case so clearly seen and deliberately ignored for people to sleep on! Felt absolutely sick and am fuming.
Now this was over £200 for 2 nights aswell.
So far my attempts to discuss gave been met with generic unbothered replies. No sorry, no real attempts to resolve. I messaged last night and was just left on read. We had a message today saying we could speak to him at 1pm today...to which I agreed and we left adequate contact details as my mother was driving back home. (Checkout is 10am and you have to leave the keys in a box, no one there on site). Well my replies offering a proper discussion have been fully ignored.
So here is a review as a warning to others, with photos as proof!

This was a very tired place and it did not justify the money we paid for the room. It felt more like an HMO than a guest house. We had a sink in our bedroom rather than in the bathroom which was rather strange. The only plus point is that it is very close to Ocean Village.

We booked this hotel for one night to use as a base after we experienced Southampton's night life. The room was clean and very basic, as we expected which we were fine with as it was a budget B&B. However, the friendliness of the staff was disappointing. The morning after when we went for breakfast, other guests had come down late for breakfast (Breakfast stopped at 9, they came at 9.30) where the manager told them that 'she understood if she had a bad night sleep because of them' and then pointed directly at our table. 9am is too early to stop doing breakfast on a Sunday morning and when the other guests asked if they could have anything, they the manager said 'she had better things to be doing.' This is questionable as the guests of a hotel should be the main priority, something that needs to be improved. After she had gone, we spoke to the fellow guests and they said we had not disturbed them in the slightest even though they were on the same floor as us. Not only did this ruin our breakfast experience, the food was exceptionally poor; the coffee was cold, the croissants were stale and the cooked breakfast was of bad quality. Our stay, even just for one night, was unpleasant and we think that if you do not wish young people to stay at your hotel, you should specify this on your website.

I stay in Southampton once every two weeks, was looking for a B&B to become my regular stay. First impressions were ok, location was good for me and price was reasonable. However, after the first night I went out to take my children into the forest only to receive a phone call to say that as they had booked a couple to stay and as I was on my own they had been into my room, taken all my stuff and moved it to a single room (with no toilet, shower etc that the first room had). I was not impressed but decided not to say anything but just not come back. However, when I went into the tiny new single bed room I found some of my stuff was missing. I went back down and Eva one of the staff members then went back to my old room and stood there whilst I collected the missing clothing, laptop charger etc (which was an invasion of privacy for the new occupants whose stuff was there too!). How did she know I wasn't stealing the new occupants stuff?? Awful experience and one that I hope not to have to have again. On a side note they need to get an electrician in to PAT test their electrical items. Nothing had the PAT tested sticker on (a legal requirement) and the first room had the front of the plug socket hanging off and the second one was just extension cables chained together (see photo). Not in any way safe or legal I should have thought. Don't walk but run as far away from this B&B as you can.

Stayed here for one night bed and breakfast in the family room. 3 adults loads of space for us girls to get ready.Big wardrobe and a sofa.
Powerful shower. Breakfast was great everything you could want. Unlimited tea/toast/cereal and fruit.
Full English on offer your choice of eggs.
Will definitely be booking here again.
Close to westquey shopping and restaurants.
Plenty of parking available too.
Owners are really happy and hardworking can not fault the Landguard house.

I am not sure who had written the previous, favourable reviews that I had read when I was deciding where to stay in Southampton but it was not what I had expected. We certainly did not have an experience that warranted the £104 per night price tag. I have stayed in lots of hotels and B&Bs and this was probably the worst and yet the most expensive. I am sure that the prices were hiked up everywhere in Southampton because of the Boat Show and I can't blame owners for that, but this was less than a good stay. The good, the bad and the ugly would best describe our experience.
Good: Staff here are lovely and so friendly and also apologetic when things were obviously not perfect. The hotel is really close to everything and just about in walking distance from the station, shopping centre and the ferry terminals so would be very useful for that. There is also a large car park at the back and parking in the front too which is not always available in a B&B. The breakfast was also ok - nice bacon but not really extensive choices and yes, you do have to make your own toast but that is fairly standard so although the food was nothing amazing it wasn't terrible. Also if you are arriving late then the staff will do their best to get you in and will leave personalised instructions for you. Extra towels and pillows on request and the bed was comfy if a little squeaky.
Bad: This is an old style B&B on several floors with no lift so if you do have mobility problems then this is not for you. Also carrying your cases up several flights of stairs after a long day could be an issue. The lock on our door was a bit dodgy and I could not get it to lock but after a while of waggling the key every time we left the room we eventually got it to work - not ideal. The location of this B&B is not particularly nice and I would not want to be staying here as a lone female by choice. Also many of the rooms do not have their own en suite facilities which is not the norm although the room rate is reduced for these rooms. The room we had was really small probably because there are so many rooms in this house. Everything feels cramped and our wash basin was in the bedroom not in the bathroom and joy of joys, we had a fluorescent tube as our main lighting in the bedroom which was a bit bad really - not what I would have expected.
Ugly: No heating and no hot water on our first evening. We could not get the radiator to work at all and could not twist the temperature control but thought it was on a timer. The shower soaked the bathroom but never heated up at all. I had a cold shower but by this time it was so late we could not really report it. In the morning after a chilly night we found we still had no heating or hot water. After reporting it, the staff did try their hardest to resolve the issue and reset the boiler and although the heating did start eventually we still had no hot water. This problem was finally resolved but only just before we were about to leave. We also found a kirby grip with hairs attached, (yuk) on the floor so not really the most immaculate place we have stayed.
The staff here are absolutely doing their best with what they have and were always apologetic but when you are staying here for one night on business, for example, you can cope with OK but to have no heating or hot water is completely unacceptable. If this has been useful to you please give this a helpful vote.
