When I arrived at the guest house the person answering the door seemed surprised to see me and stated that as far as he was aware everyone who was due to stay that evening had arrived. He said that he would check and I followed him into the kitchen where there was a notebook with a list of that evening's bookings. He confirmed that I was not on the list. Then the owner appeared and, quite aggressively, stated that he was unaware of my booking and there was nothing he could/would do about it. When I pointed out that I had a confirmed booking with Booking.com he stated that it had nothing to do with him and, as I had made the booking with a "third party", it was up to me to sort it out with them. He stated that this happened regularly with Booking.com. I repeated that I had a confirmed booking and he repeated that it was nothing to do with him and that if I wanted to stay, I should have booked with him directly. I stated that I only knew of the existence of his guest house through Booking.com. He asked me when I made the booking and for the booking number. When I gave him the booking number he found my name but kept insisting that Booking.com had not informed him of my booking. He also stated that he was fully booked and that it was unlikely that I would find anywhere else to stay in Exeter that night! He ranted on about Booking.com but eventually calmed down somewhat and offered me £40. I told him that I didn't want his money and he invited me over for breakfast the following morning! It was like a scene from the comedy "Fawlty Towers". I did manage to find somewhere to stay by "sofa-surfing" with a friend but, had I not that had that option, I would have been homeless for the night. I cannot review the room or the service as I could not stay. Imagine if I was a female guest who had arrived to a similar situation and didn't have alternative accommodation.

Good location. Room was very clean and comfortable with good selection of teas and coffee and toiletries. Breakfast was exceptional, very tasty ingredients well cooked. Owner and his son were very good and made our stay very enjoyable.

Old and tired, like the owner, a guest-house from the 1970's. And it is a guest-house, NOT a hotel as the name suggests. The 'antique' furnishing of the room amounted to shabby old bits and pieces. I ordered the haddock for breakfast in advance as requested but this was not picked up........I didn't complain but the host made a song and dance of it - complete embarrassment in the breakfast room. Good location, walking distance to city centre and quiet despite being close to the railway. Needs a fresh overhaul and this could be a great stop-over, but as it stands its 2-star at best.

Need I add more? Just ideal for our over night stay while passing through Exeter and time to meet up with our university daughter.. What I would add is that to Help independent hotels like this find their own website and book direct

Lovely, comfortable, well located, good value bed and breakfast with lots of character. Warm welcome from Richard, the host, and an excellent cooked breakfast. Off street parking to the rear. I'm sure I will stay there again!
