My partner and I visited this hotel as a special treat for the family.

Unfortunately they cancelled, with little notice, the two things that attracted us to the hotel in the first place, the breakfast and the swimming pool. To make matters worse, the rooms we stayed in were particularly grim with an update greatly needed. The public areas were the same with peeling wallpaper, stained carpets and a general state of tiredness. It certainly did not match reviews we'd seen on other websites.

The owners agreed to refund the breakfasts but they have not done so choosing to ignore my emails and texts. Apparently this behaviour has happened before for similar reasons.

Much as I hate to complain, this really was a bad experience and supremely overpriced for what it offered. I felt we were paying for a future facelift at the expense of our holiday which was unfair. Whilst it is handy for Falmouth and really near the beach, there are much better and cheaper options out there -don't be fooled by its marketing photos or you'll be as disappointed as we were,

It has changed it's name to Pendennis Lodge. Will never return to this place.
We were supposed to have breakfast with the price but was cancelled minutes before we arrived and was told that we would get a £40.00 refund. This was two weeks ago. I have tried emailing but get getting fobbed off with how they are not getting to Booking.com but I think it is the other way round.
I think they scamming their customers into adding breakfast and then cancelling.
The room itself needed vaccuming, there was no soap for the wash basin or shower.
Could not contact management by phone, that just went to voicemail.
Did not see anyone there from management for the three days we stayed there.
This place makes a mockery for the decent B & B's in Falmouth.

We had this venue booked for 5 nights. We arrived at the stated time to let ourselves in only to be told by the 'handyman' that the owner had cancelled all bookings! No communication had been received from the agents! We were 16 people including 4 under 10, having travelled an average of 200 miles and we're left stranded in Falmouth at 6pm on a Friday evening with absolutely nowhere to go and no support from the agency other than to offer us accommodation 100 miles+ away. Shocking, upsetting experience.

Stayed with small children on b&b basis. Hosts were lovely and welcoming on arrival. We were early arriving and hosts very accommodating for us to drop bags off.

Once you know where it is, it's very easy walk from train station and into town. It would benefit from a sign outside however as there isn't anything with the name outside.

Room was clean and comfy, shame only a TV in kids room/ living area so did mean early bed time for parents. Bathroom could do with a bit of an upgrade as the chrome has all rusted, and as another has also said there is also a drainage issue with the toilet.

We didn't use the pool but hosts were kind enough to let us use towels for the local leisure pool. All in a nice stay for a couple of nights.

Avoid this house at all costs.
We were a group of 15 and booked to stay in June 2023.
Once inside we all realised that there was no way that we could actually stay here.
The house appeared derelict and was totally uninhabitable. One of the rooms had such a stench, my son was physically sick.
The windows and doors were filthy - covered in cobwebs and dead insects (inside and out)
The duvets, pillows and mattresses were all heavily stained with what can only be described as bodily fluids and the carpets were all heavily stained.
The outdoor area was as bad. Sun loungers were covered in bird muck and the decking area was uneven, with some boards rotten and broken.
The hot tub cover was ripped and also covered in bird muck.
As a group we would hate to have anyone else experience what we did. Please look at the photos for additional context on the cleanliness of this house.

Fantastic hosts! Couldn't do enough for you & both so friendly. A really quirky place, very clean, brilliant swimming pool, fabulous breakfast, great location for walking to the beach, harbour or town. We would definitely recommend a visit.

It needs total up dating, poor quality decor which doesn’t always impact on a stay BUT!!!
There is a swimming pool but mainly used by public
Sauna not on unsure if it works
Large pool table but dirty room - there looked like you could have hot drink but NO god knows how long things had sat there and tops off - 2 days I was there nothing changed
Cleaning not the best standard
Nosier room shower dripped all night can hear all clients coming and going a nosey pump system
Breakfast they wasn’t any and still waiting for refund and was not told till late the first night

I did have new bedding if not I would have left
Plus money taken before you get there

I didn’t take photos as waste of time to many things to take pictures of

It was disgustingly dirty,food was atrocious,rooms weren't cleaned or bins emptied,had to ask for toilet rolls and tea making items. Lights had dangerous wires hanging out.It was dangerous as kettle had to be boiled on the floor.Buffet breakfast was unhygienic,not cover and not fit for consumption.We would have cancelled our booking but money was already taken before we'd seen the place.ABSOLUTELY DISGUSTING,PROPERTY IS NOT FIT TO BE OPEN!!!

Booked with this hotel to attend my mother in law's wedding however they cancelled on us with just eight days notice telling us that they had decided to close for winter! They stated that had emailed a few weeks before however having throughly checked the only email received from them was the day before their supposed email stating they would be taking payment in full four days before we were supposed to arrive. Thankfully we were able to find an alternative place to stay and it was actually cheaper! This mean we were still able to attend the wedding and did not have to do 500 mile in one day with a two year old to do so.

On the face of it Pendennis House Hotel, or Pendennis Lodge as booking.com calls it, looks a lovely, charming and conveniently located hotel. Within walking distance of Falmouth and 300 metres to the beach it really is ideally placed. The glowing booking.com reviews point to fantastic owners who can't do enough for you, great breakfasts and a wonderful swimming pool.

However, the reality doesn't match the impression one would assume based on these previous reviews.

We had booked the Garden Suite, an adjoining two-bedroomed family suite as a special treat for the family. The price, not cheap and not stupidly expensive (or so we thought), seemed about right for Falmouth. The breakfasts and the swimming pool swung in it's favour above other accommodation we had looked at.

Imagine our first disappointment to learn, one day before arrival, that the wonderful breakfasts were cancelled for our stay. The owners did agree to refund us £50 for the inconvenience...but we've yet to have it back a week after we left. This is a common theme if you read the negative reviews on booking.com, they don't seem to like to pay up even after they say they will.

Too late to cancel, we decided we could deal with this inconvenience even if it meant carting the kids out fully dressed to find breakfast.

When we arrived we were thankful to find parking at the premises. However, on entering the hotel the full gloom of the situation unfolded.

I don't think I have ever been so disappointed as to walk into a building to realise the photos I had looked at on booking.com were indeed showing it's most positive side, but in a misleading way. The smashed glass on the front door was a big clue but then you step into what I can best describe is a home DIY Laurence Llewellyn Bowen let loose some thirty years ago...and then it left to fall into disrepair over the years. There's nothing historically quaint or quirky, think 80s hostel type decor with ill fitting fixtures, artex ceilings, peeling paint, shabby carpets etc. There are the odd nice features but they are incongruous to the rest of the decor and don't mask the overall shabbiness of the hotel.

Moving onto our actual accommodation, I was praying it would be better than the less-than-welcoming entrance. Unfortunately it wasn't, with a number of faults:

- Our bedroom door could not shut as there was a bedside table in the way. This technically made the adjoining room pointless as, if left as it was, you would have no privacy from the kids bedroom.

- The light above the kids bunk beds could easily be switched on but not off. Both had exposed wiring. One of them had an older style incandescent bulb that was hot to touch. I removed this bulb temporarily as it was dangerous.

- carpets were ill-fitting, threadbare and marked in places.

- The isolation switch for the shower relied on us standing on the bed to reach it.

- The toilet was ridiculously slow in removing waste and got progressively worse over the time we were there.

- The chest of drawers with the TV on was heavily scratched.

- We found a plastic carrier bag behind the TV from the previous occupants

- Likewise, there was soap packaging in the bathroom bin when we arrived.

- We only found one PAT test label on the plugs.

I could go on.

I'm trying NOT to be that person that lists everything wrong (even if it might be just a niggle) because they didn't get their way. However, it was so bad, especially considering the price, that everything began to irritate us.

The icing on the cake was trying to book the pool and then be told that was not in use because of 'maintenance' yet the evening before we saw people swimming in it.

So, no breakfast, no swimming pool, a dire room and a rather misleading hotel, no refund for the breakfasts as agreed...

When I look at the mostly positive reviews on booking.com I wonder how on earth my experience could be so different to previous reviewers? If you scratch the surface you do find experiences such as ours but I think that between the decent breakfasts, swimming pool and friendliness of the couple running it, the rest gets overlooked as the experience is mostly positive.

In our case we had none of those three things, we were just left with a substantially less than average accommodation. I also get the feeling that older reviews may have been when it was cheaper so the value-for-money factor was relatively better. One review mentions the owners are face lifting it gradually. That's great but I don't want it to be funded by us for such a dire experience.

I would avoid this hotel for now until they get their act together. Treat the booking.com reviews and pictures with a pinch of salt. And please look at the pictures I've posted to get a reality check as to how it is. Hopefully you'll avoid the bitter disappointment we experienced and the sense of being robbed. As stated they owe us £50 which itself is galling as we spent at least £80 on breakfasts for the family to make up for the inconvenience.
