Amanda's house is big and well organised. (Classic chinese style) Amanda is very nice and helpful. The fact that the owners lives at the place, I felt like i was at a friends house than a bed n breakfast. Alot of choice for the breakfast, but we had to think what to eat the day before. No place in the garage... we could hear the rooms beside (no noise insolation), 1 bathroom for 4 rooms at the second floor.

We had the "Sunshine Suite" for a two night stay in August. It was clean and comfortable, with a locking door and its own private (and quite large) bathroom. The bathroom had a walk-in shower as well as a tub. The large vanity was located in the alcove between the sleeping area and the bathroom. The king sized bed was comfortable, and there were plenty of pillows. TV and WiFi both worked fine. The neighborhood was very quiet, and although parking was limited we did not have any issues. Breakfast was continental style, which was somewhat of a disappointment compared to other B&B establishments, but we were OK with that considering the nightly charge was also lower. Amanda and her husband were both friendly, and we did not experience any noise issues that other reviewers have noted.

Amanda & her husband are friendly and polite. We have been to a lot of bed and breakfast, and enjoyed the hot and home made breakfast. However, this one was very disappointed. First, there was a short hair on one of the pillow, I turned it over and planed to use another side; unfortunately, there was another hair also sticking on another side of the pillow. I felt so disgusted... Second, there was no hot breakfast at all! It was only a self service continental breakfast. Croissant, toast, 2 kind of cereal, banana, milk, orange juice, tea and coffee, that's it! Even more basic then many motel's continental breakfast. The breakfast was completely different from the photos showed on the website. My husband wanted a glass of water with ice, the answer was " We don't have ice!" It might have been a better value to book a motel instead.

First of all ,I must mention the good bits. Amanda's house is spacious and nicely decorated, and Amanda is very pleasant ,but that is where it ends.
Unfortunately Amanda hasn't a clue about running a b&b. the first thing that greeted us was being told to hang our car keys in the hall incase our car had to be moved, no one drives our car,so our keys were not put there, plus the fact we were driving a hired car with named drivers, so straight away that made it illegal . Secondly I very much had my doubts if the sheets had been changed. There were no hand towels in the bathroom and an old cake of soap the someone else had left.
When we were there it was very hot and the air condition was barely on and the ceiling fan didn't work,there was a fan put in the room because of this ,but we could have it on at night because it was so noisy.
And then it was breakfast, oh my goodness. I was about to dish up my cereal ,a choose of just two,and my cooked breakfast was put down beside me,and the teapot of water, the milk was in a plastic bag and there was a big pot of margarine for the toast, we did ask for butter and she produced some. The choose of breakfast was bacon sausage and eggs, or bacon sausage and eggs ,day after day.
We have been touring Canada for about 5 weeks and this was our last 2 night before joining family and it was totally ruined ,I would avoid this b&b at any price.

Booked Amandas B&B for 2 nights late September 2015 through Expedia.ca.
Arrived at 3pm on the day but could not raise a response at the house. Phoned the contact number given for Amandas on Expedia booking confirmation and got a recorded message saying that the office was closed that week. Phoned Expedia.ca who checked with the b&b phone number on the Expedia site and confirmed that 'office was closed'. I warned Expedia on the phone about the cancellation fee but they said, 'no accommodation, no cancellation fee.' I then immediately confirmed all this with an email to Expedia.ca. My wife and I booked into a local Delta for two nights at 6pm that day.
My credit card was hit for $96CAD Amanda B&B cancellation fee 2 days later.
I then send some 3 further emails to Expedia.ca over following days - no answer to any of them.
I found an alternative telephone number for Amandas B&B on the internet and phoned them. Much waffle and 'send us details of your credit card and we will look at reimbursement'. Then sent 2 emails - 1 then a follow-up - to Amandas B&B but no responses to either.
Formal complaint to Visa Europe in late October and received reimbursement end Feb 16 - very well done them.
On the basis of our experiences, we will most definitely not be using Expedia.ca or Amandas B&B again....and you may wish to think twice before you do. Either way keep evidence of you dealings with either lot. If you try emailing Expedia using their Customer Relations email, do not forget to copy and paste your email to your own computer so that you have the evidence.

,we booked two rooms and were put in the basement..... had to park our car on the street until the owner got home in the evening 11 pm they wanted us to leave our car keys with them so they could move our car. the owner closed our door while we were playing a game in one room, had no windows all iall clean but for our money not worth staying the whole booked time, no questions were asked why we were leaving soo soon. so they did not care and so did we.. if she had any decency Amanda would give us 1 nights money back

This was the most wonderful experience that our family could have hoped for. This was our first visit to Toronto and the Amada B&B is a very welcoming, relaxing environment to arrive to after a long driving. Amada is the perfect host. Very clean bedroom and delicious breakfasts. She truly enjoy meeting people from all over the world.

My husband and I stayed here Saturday September 20, 2014. Our experience was extremely pleasant. The owners are very welcoming. Room very spacious and clean. I booked the room a month out, and then had to cancel shortly after. The policy stated there would be a charge only if it was cancelled within 24 hours, or a no-show. When I went to cancel, it said I had to pay 50% of the room charge. I contacted Amanda, and after a very frustrating hour on the phone (for the second time) she gave me the run around about why they had to charge the fee. She then hung up on me when it got heated. She called me back saying there was an emergency call that came through. She directed me to contact expedia to ask them to now charge her a commission fee for the stay, and if they wouldn't, ONLY then would she not charge my card for the 50%. BAD BUSINESS. I didn't actually stay there, so I can't speak to that.

Amanda's is not what you expect from a bed and breakfast, it's somewhere between home sharing and an actual bed and breakfast. I had an ensuite room with a king bed on the second floor. The room was adequate and I think someone lives in that room if it's not booked because the closet is full of clothes. I could foresee the driveway being a nightmare if they're fully booked. The breakfast is as others mentioned which is bread, muffin, cereal, banana, hard boiled eggs, orange juice, tea and coffee. There's no hot cooked breakfast that normally comes with and bed and breakfast. The location is a generic residential detached house in the suburbs. As of October 2017, there's a 5 month old golden retriever roaming around. I didn't hear any barking so I didn't even know there was a dog until he tried to eat my breakfast.
