Stayed 3 nights at Karin's in early July. We were made very welcome and Karin is a kind and considerate hostess. The bed was warm and comfortable, breakfasts had plenty of choice and Karin went out of her way to provide whatever we liked, seemingly no trouble for her. The Villa is in a quiet location in a cul-de-sac and a few minutes walk into town for shops, restaurants and also to the harbour for ferries to Auckland. We thoroughly enjoyed our stay and would not hesitate to recommend Karin's Villa for anyone wanting to stay close to Auckland without the hassle of a busy city environment. Devonport is also a great place to explore with plenty of history and a good beach.

Comfortable, lovely headquarters for a walk into Devonport, with its variety of restaurants and shops and proximity to Mt. Victoria. We spent two days on foot just enjoying the seashore, the food and Mt. Victoria. Karin was very flexible, offering a healthy Continental breakfast on one day and discounting the ones we had breakfast in the village. There are ferries to other sites we missed this time.

Karin's garden villa website offers so much but the reality is someting different. While the house is a pleasant villa in a quite part of Devonport the room we stayed in was dated, poorly serviced with tired decoration (the border wallpaper was hanging off the wall} The en-suite bathroom was basic with a constantly running toilet cistern. Towels were old, hard and smelt of damp. The chairs in the room were plastic garden chairs.
Breakfasts were continental, as we were informed on our first morning, but don't get excited about croissants and danish pastries - all you get is stale cereal. a few pieces of fruit, bread. yogurt and a few jams. For someone who doesn't eat sweet things there was no alternative so I ended up buying my own cheese!
One morning as we were geting ready we heard shouting from the owner at what we assumed was a member of her staff. However as we went for breakfast we learnt that the owner had been shouting at a guest because she had been using Skype (even though free wifi is part of the price) Another morning during breakfast the owner shouted at one of her young staff making it very uncomfortable for everyone at the breakfast table.
As a plus the two young staff employed at the villa were very helpful: we could do our laundry free of charge and the owner let us have a shower before we caught our plane.
As A guest house owner myself I was looking forward to sampling the hospitality of a guest house in New Zealand - I have to say I was very disappointed - not somewhere I would reccomend.

We have stayed in several B&Bs during our three months here in NZ and Karin's Garden Villa is at the bottom. The prior negative reviews are spot on. As for the positive reviews, perhaps they are relatives or friends of the owner. Our backs will need to recover from the restless nights on the saggy mattress. We woke up each night around 1:00 am when the owner or other residents were loud and even watching TV at that time. The sheets are threadbare and the bathroom is dingy. Half-used samples of lotion and other toiletries are provided for guests. Fortunately, we brought our own. Breakfast is served at Karin's convenience (8:30) and consists of coffee/tea/lemonade, cold cereal and/or toast. There are plenty of better B&Bs in the area - skip this one.

We were really disappointed by Karin's Garden Villa, although we could see that in the past it must have been a lovely house. Our room was not clean, and all surfaces were covered in faded cloths, hiding tatty tables. The mattress had seen better days, and I was worried that I would end up with a bad back. The bathroom was smelly and grubby.
Karin would not give us a key, when we went out in the afternoon, and told us what time she would be back because she was going out. Wanting to spend as little time as possible in the B and B, we stayed out a lot longer than she had said, and got back to find ourselves locked out. We went away to eat, came back some time later, and there was another guest waiting to be let in. Karin arrived shortly after, apologised briefly, but no real explanation.
Breakfast was not very good and some of the crockery was chipped.
It was as if the owner could not see the place as others experienced it.
In terms of cleanliness it was the worst place we stayed in our 4 weeks in NZ. In terms of price, it was one of the dearest. Not good value and not a pleasant experience.

I stayed with another familly member in June, and it was unpleasant. We were not offered any heater, and we were told that there were blankets in the cupboard. We also had chipped cups and plates.

We stayed in the Cottage for a few nights in April 2010.
As we were coming from overseas we booked on the strength of the info and pictures in Karins' website - a bit of a mistake!
Karin was helpful enough and the setting is quiet and pretty but the cottage* is certainly not worth NZ $190 a night.
(* Don't believe the website pictures It is really just an attic-style room above the garage!)
As I said, The privacy and outlook are nice, but here are a few things to consider before you shell out your money.
* Bed is old and saggy,
* No soap provided, towels old and hard,
* Fridge is old and noisy, (you will know about it when you are trying to sleep!),
* Bathroom is down steep stairs next to the entrance door, quite smelly.
* CD player is broken
* there is more but don't let me bore you!
Maybe we paid a premium price because it was school holidays?
I recommend inspecting the place before you book and possibly negotiating a more realistic price if you really need the nice location.

We would not have booked this accommodation if we had known there was only one bathroom which we had to share with 2 other guests and our hostess. At least we had a small poorly furnished bedroom in the house - the curtains were the worst we ever encountered in many years of staying in B and Bs, only fit for the dustbin - the other couple
seemed to sleep in the converted garage in the small garden and had to unlock the back door at night to access the bathroom. They were not happy either. Breakfast was limited and not appetising.
Although clean and well situated for the ferries and restaurants this B and B is not up to a good standard and is poor value for the price charged. Many of the website photos are of Karin’s previous B and B.

Cosy B&B in one of the best areas of Auckland. Located just minutes away from everything Devonport has to offer: restaurants, pubs, supermarket, bank, ferry to the CBD, etc.
Lovely little subtropical garden, everything was very clean.

I booked my mum and her partner into Karin's Villa for her Mothers Day weekend in Auckland it was the perfect choice. Mum had these words to say about her stay with Karin.
"We really enjoyed our stay at Karin's haven, a great location just minutes from the centre of Devonport.
Very quiet and peaceful with a lovely private garden to sit in and enjoy a meal or a drink.
Karin makes you feel very welcome and comfortable, and she serves a wonderful breakfast.
