Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

I really enjoyed staying at this property. I had a lovely view over the paddock and pond. I feed alpacas with food supplied. The shower was like a massage. Beautiful. The continental breakfast in the morning had great choice. Fabulous clean unit.

You are able to feed the sheep and alpacas in the morning. About 15-20 minutes outside of Dunedin. John was very kind. You could skip breakfast, there are many lovely cafes and bakeries in Dunedin that are worth checking out.

My Fiancé and I booked our accommodation here very last minute - (8pm the night of) & John was very accommodating and saw us checked in swiftly and efficiently. You feel like you’re ages away from the rat race of city life, the sheep & alpaca feeding was really cool aswell. Very tidy, very friendly & fair pricing aswell

Beautiful place with idyllic scenery, with ducks and pukeko down by the pond. Very immaculate facilities. I sat on the deck having drinks watching the sun go down. John and Barbara are very hospitable hosts.

John and the lovely Barbara we there in our time of need. We had such an awful stay in Dunedin we looked for something better and by golly didn't we just! This fantastic Bed and Breakfast was an oasis of calm, peace and happiness. The welcome we received was second to none and the glass of wine on the terrace was just the tonic we needed. The building is modern with all up to date amenities, something which cannot be said of a very large part of NZ motels, sadly. Super modern room with fantastic bed, magic shower and spotlessly clean. Great TV offering including Netflix, another facility in excess of the norm, 5 channels, if you are lucky, in most motels etc. They have a guest kitchen where we cooked a meal, all the facilities you would have at home. The terrace outside our room overlooked alpaca and sheep and a lake. Fields and trees abound. I could wax lyrical about this place forever, it deserves a 6. The sleep quality was excellent, quiet with no sounds from other rooms. Breakfast in the main house with John in attendance, what a great guy, good fun, interesting to talk to. Breakfast was super, cereals, choice of breads, home made jams and marmalades, fruit, yoghurt and muesli, ample for anyone, but you can have cooked for a very small extra charge if required. We met some lovely people and had a good laugh,it felt very much like home. I would thoroughly recommend you stay here, and John and Barbara had been to Torquay in England where I was born, what more can you ask. Top Notch.

Lovely room and really helpful and lovely owners. Great breakfast included too. Room was exceptionally clean and every detail catered for. Our room was really big, great ventilation and great central heating (not that we needed it) Nice linen! Will definitely be staying again.

A bit hidden and can be hard to find only with GPS. Friendly welcome and good advises for local restaurants. Very quiet and nice view. Good location to explore the region, 30 minutes away from Dunedin. However we could here everything happening in the rooms next to ours.

Excellent service, friendly host, clean and comfortable accommodation. Breakfast included is a bonus. There is a kitchen available for the guests to use. My wife enjoyed feeding the animals. The only caution is that the road in is not paved for the last 500 metres approximately and the drop and incline up to the house also. Just be aware if you are arriving by motorcycle. The host tells me that they have had several motorcycles stay in the past. I did not have any issues personally two up with luggage.
