Very nice, clean hotel. Pool is clean and amazing for an evening swim. Staff are extremely friendly and helpful! Not sure how the prices are ( my son booked the rooms as a surprise for my birthday) free parking and a short walk down to Clifton Hill, would definitely recommend

I was very pleasantly surprised by this motel. We usually stay at new higher end hotels but were visiting for the solar eclipse when prices were sky high, so we decided to take a chance on the Kings Inn, despite reading some fairly negative reviews. I am going to begin by addressing some of the concerns listed in those reviews, which I hope will help others decide if they want to stay here. Yes, it’s an old, 1960’s style motel so you may need to carry your luggage up a flight or two of stairs unless you get a room on the first floor. No, the office isn’t staffed 24 hours a day, but there’s an emergency number posted on the door. Yes, the decor is dated, and there may be a few stains here and there.

On the plus side: Very reasonable prices with free parking, a good-sized refrigerator, and a Keurig coffee maker. (No microwave and cooking in the room is prohibited.) Helpful, friendly employees. Comfortable bed. Clean—yes, there may be a stain or scuff mark but it’ll be well scrubbed.

We also liked the location because the motel was out of the crowded Clifton Hill area, but anyone with mobility issues should be aware that it’s about a mile walk to the falls—and the walk back to the motel is uphill.

We’d definitely stay there again if we get back to Niagara Falls.

My son and I stayed for one night on a road trip through Niagara Falls.

Pros: Very comfortable beds after a long day of travel. Friendly and helpful customer service. Great location walking distance to the Falls, restaurants, and Clifton Hill. We could see the fireworks from the stairs to the upper floors. Room was clean. Rate was very reasonable for a weekend summer stay

Cons: Room was clearly aging, and had very simple furnishings (but did include a fridge) . Parking was cramped. Outdoor pool is very small.

We would consider staying at King's Inn again on a future stay in Niagara Falls.

The staff was extremely nice, the two gentlemen working at the registration office made us feel very comfortable with our stay. Check in was quick and easy. Clean rooms with fast wifi & we got the heart shaped bath which was super cute. It’s a very nice experience, whether you’re a couple, family, pair or friends.

Albeit from outside the place looked cute - old - but cute, the inside was scary.
It started with a very nice clerk at the counter who told me I was on the second floor (no elevators) to which I stated I had called to confirm a ground floor suite to mobility issues - none available. When we got in the room it was aweful!! The SMELL of mould/mildew is overpowering! Carpets are gross, dirty, smelly, not properly vacuumed (food still on floor) and in badly need of a shampoo or better yet tear then out! Beds were just ok, not very supportive and duvets, and bedsheets disgusting...stains, dirt, yellowing, and stuck on food! Ceilings had mould and water stains in several places and inside of shower curtain had mould.
Looked like a nice pool (didn't use it), good water pressure, close to the Falls, free parking but you can be sure I'm washing everything now that I'm home and bagging up everything including suitcases and leaving out in sun and heat for a few days!

After a bad experience at a nearby big chain hotel I took the advice of a family member and relocated to the Kings Inn. What a relief and pleasure it was! The gentleman at the front desk was courteous, helpful, and even offered a lot of advice on how to deal with the other hotel's complaints department. On my final evening he saw me in the parking lot, thanked me for my stay, and wished me well on my flight the next morning after making sure I'd be leaving with enough time to make it. That fellow should be teaching classes on how best to serve customers. As for the Kings Inn property, it is very clean and tidy, everything worked, housekeeping did an excellent job, and parking spots were always available even though some minor construction was going on at the time. The location is very handy to shops, food, casinos, and tourist destinations.

I stayed here this past week, and for what I was looking for, both in terms of amenities and price, it was pretty good! Just outside of the Clifton Hill area, and not too far from the falls either! Free parking for guests is definitely a plus! My room was cleaned daily, and was quite comfortable. I don't watch much TV myself anymore, but the TV set seemed to have a decent number of channels. Free WiFi, and a nice little outdoor pool. No breakfast at the motel itself, but there are some nice places nearby you can walk to, and most of them aren't too expensive. The staff were very friendly, and helpful! If you're traveling on a tight budget, I recommend giving this place a try! Decent location, fair prices for the area, and warm friendly staff who will help make your stay as nice as possible!

Rooms are clean and comfortable, really good value. Parking is a bit of a challenge, but not insurmountable. Very good service, better than our experience at a large chain earlier in our trip. The pool is well used and you can walk to Clifton Hill easily from there.

Well . I'm hard to impress , getting to Niagara Falls not so fun . I've stayed and worked at some of the best hotels and some of the worst . This place the kings in near the falls . It's clean not no once over quick clean . You walk in the room and you can feel how clean it is . The gentleman working the front desk . Extremely helpful and knowledgeable . And everything is a short walk away . Been here 3 hours and I finally feel like I'm on vacation . Thank you Kings in near the falls . And to those big chain motels never again !

We went to Niagara Falls with another couple for our annual NF vacation at the end of July. First time @ Kings Inn as previous motel we had stayed at for many years was under renovation with new, not-so-friendly management. Jules checked us in & process was quick & effortless. All staff were very friendly & accommodating. Rooms, while dated, were clean & beds were comfy. TV not so great and if there was one area for improvement it would be the TV reception/channel availability but who goes to NF to watch TV? Outdoor pool was excellent with comfortable chaises, umbrellas & a big tree for natural shade. No smoking in rooms but you could smoke outside your room & at the pool.

All in all, Kings Inn is a good value motel in a great location. We hope to make Kings Inn our annual go-to place in NF.

No...this motel has no restaurant. There is a bar fridge and a Keurig coffee maker in the room but you'll have to go off-site to eat! There are lots of restaurants nearby.

Check in was 3pm and out was 11am..HOWEVER...they were very friendly and happily gave us a late checkout ( they'd probably allow an earlier check in as well - they were really quite flexible!)

They have mini fridges. The rooms are non smoking as far as I know but you can smoke outside the room, there are ashtrays
