Villa del Palmar Beach Resort & Spa in Cabo San Lucas draws guests with its prime location near the Sea of Cortez, known for scenic views and proximity to attractions. While the resort's cleanliness and service frequently receive commendations for being top-notch, some visitors have called out the noise level, citing construction and nearby hotels as detractors. The amenities are generally celebrated, though calls for more pool chairs are noted. Room comfort varies, with some complaints about musty odors despite the clean and picturesque setting. Additionally, the vibrant atmosphere is a double-edged sword, as the lively entertainment can impinge on those seeking tranquility. Guests also warn of the additional costs and timeshare pressures that may affect the perceived value of their stay.

Great trip to Villa Del Palmar Cabo. Staff was excellent, our favorites among many great ones were Lupita (Breakfast at Bella), Andres and Misael (Pool Servers) and Chuy at the Carbon Grill. Lupita always remember our orders, and really went above and beyond to take care of us. We would request to sit in her section. Andres and Misael work very hard to make sure everyone has what they need at the pool. We were in room 1418 our housekeeper did a great job, cannot remember her name but please look her up and recognize her if possible. Her housekeeping was spotless every single day.

Food quality was very above average compared to every all inclusive we have been to. We think the trick to good AI food is staying at a place where some people are not on the AI package - food has to be good enough for people to willingly pay for it. The carbon grill was wonderful and something we have never experienced at a resort with the grill being brought to your table and lots of side options.

If I had a magic wand the only thing I would change would be bigger pools. The adult only pool is nice but has no ledge in the deep end to sit on so everyone has to stay in the shallow end. The property is well laid out but felt a bit compact. The views were amazing from every angle.

Yes there was construction happening but it did not ruin anything. It never started until 10am, and they would usually turn the music up at the pool to drown it out. At the beginning of the week there was some jackhammering, and it ended with mostly some grinding and banging. There is a lot of time during the day when there is no construction. It was not a problem for us really.

Bed in the 1bedroom was very comfortable, very soft and clean sheets and nice mattress. I also found the resort to be very clean in pretty much every way.

We stayed here for a week using a timeshare from a friend. We really enjoyed the resort although I can't comment on the food and drinks because we weren't doing an all-inclusive package. There were a lot of good things about the resort: The rooms were spacious, updated, very clean, and well stocked (we were in a 1-bedroom). The location is excellent - about a 20 minute walk to town - so we walked in almost every day to get tacos or do an excursion. The resort is pretty small compared to others we've stayed at closer to Cancun, but the pools were nice and the hot tub was great for sunset. The activities team was awesome - especially Valeria, Francesca, Chloe, and Jeremy - keeping the water volleyball games fun and competitive every day. The shows in the evening are fairly small but the dancers are quite skilled and make them fun to watch.

Minor gripes:
1. There's no place to hang out after the shows in the evening. Everyone just kind of wanders off and goes to bed (or goes into town) after about 8:30. It would be nice if there was a DJ and bar open outside a bit later just to provide a place to mingle and chat with people.
2. No beach volleyball - the beach is pretty narrow and slopes down to the ocean just outside the resort, so there's just a small area for beach chairs and no room for other activities. This is usually a highlight of our resort visits.
3. Towel reservations are a big thing here - by 8 am most of the chairs are "reserved" and many people don't use them all day. There was always a spot for us somewhere but more chairs would probably help, as well as more aggressive cleanup of chairs that had been left unattended for a long time.

When we pull up to this resort, the doormen are right there to help us unload and then we stroll into the lobby which is clean, and it's charm still is present even though the building is probably over 30 years old. I like the water accents, the marble and of course, the greeters. I felt the staff was genuinely friendly and interested in making our stay enjoyable by offering us tips on what to do and how to take advantage of discounts.

We entered our clean and stylish room, and soon our luggage followed and we changed into our swim suits and headed down to the pool and beach area. The pool staff are young and friendly. We did the pool aerobics and particiated in the poolside bingo. Both a bit corny but we were on vacation so what the heck. We did it often.

The waiters are everywhere, both on the beach and aroudn the pool to take our orders and bring us food and drinks. Both the pool are and the beach are super clean; not a speck of trash anywhere. The gardens around the pool are raked daily and the plants are healthy and beautifully full of colors. The green lawn is manicured and the whole picture is out of a vacation postcard.

We prefer to sit on the beach on the beds under the palapas instead of by the pool. We engage with the vendors and practice our Spanish. I like to dive into the ocean and float on the the turquoise sea and let it lift me up and down as the gentle waves roll under me.

From the beach the view of Land's End is dynamic. Sunsets are often magnificant. All in all it is a great place to relax.

We often go into town to try new or old restaurants. The fact that Villa Del Palmar is so close walking distance in fact although we use Uber because it is so cheap; $4 US to ride 8 minutes into the center of town. My wife likes to buy textiles like bed spreads, table clothes, napkins all made by hand and most imported from Guadalaraha. The prices, she says, are much lower then in the US. And of course they are beautiful and we think of our trips when we use them at home.

I am looking forward to returning to VDP soon. It has become sort of our home away from home in Cabo.

This was at least my 15th trip to VDP in 30 years as a family member has a timeshare here. This is a value resort in a great location. We spent 3 nights in a 1BR. We do not do all-inclusive and did not eat any meals at the hotel on this trip. The mixed drinks are not of high quality and outside of happy hour from 2PM-4PM we just drank our own. The outdoor event space is being remodeled so the area between the lower pool and the sea wall has been converted to tables taking away a lot of chairs form the pool area. Fortunately we usually found chairs away from the pools which was fine for us.

Only other gripe was the check in process is still tedious and our room key/wristbands did not work requiring a long walk back to the desk and waiting someone to help us. Probably over an hour process for no reason. The checkout line was even worse. They really need to do better--it's 2024.

That is the extent of the negative feedback. Here are all the highlights:

The property has been well taken care of over the past 30 years. Most recently it seems like they've finally (I hope) solved the decades-long moldy/musty odors in the hallways and rooms. They have removed a lot of the soft furnishings from the hallways, removed the ridiculous doors in the corridors, and the A/C smells fresh and was improved. Great Job VDP. Room and furnishings were in great shape, clean and fresh. The bedding and towels were also in great condition and were soft and fresh.

Still has the best hot tub of the three Villa hotels right on the sea wall which is always hot and rarely crowded.

Staff is plentiful and always willing to help. We tip everyone we can and it is always very appreciated and met with that extra effort that is rare these days. Our housekeeper made our room exactly when we asked each day and it was spotless.

The water was very calm during out trip and it was nice to take a few swims out in front.

By far the best part of VDP is the Desert Spa at Villa del Arco next door. The gym and water course there rivals any spa in the world and it is reasonable for the quality.

The location is great. It's a 1 mile easy walk to town that is safe at all hours. Ubers are under $5 each way if you don't want to deal with taxis which are $10-$15. There was a huge national guard presence in town on this trip which was something we have not experienced before.

The crowd (late October) is early retirement age with a sprinkling of small grandkids from mostly WA, OR, CA and some AZ/TX. This changes to more Canadian/Midwest as we get more into winter but if you are looking for a party scene it's more next door at the Riu hotels this time of year.

We have been to Villa Del Palmar many times. Several of our past experiences were not amazing.

This year was exceptional. Sure, there were a few minor hiccups, but overall, it was a much better experience.

The room was clean and cleaned well daily. All staff were curious and polite.

I was disappointed that there are two daily charges on the room and an automatic 15% gratuity on all food bills. We tip in cash and much more than 15%. This should be optional as all experiences do not justify 15%.

The food and drinks were pretty good, but things were a bit expensive.

It is good that chairs that are reserved with towels and nobody with them are removed by the staff when they notice them or if someone brings them to the staff's attention. It's sad that people still go down to the pool at 6:00 AM and block off 6 - 10 chairs and we sometimes do not see these people come to the pool until noon or 1:00. I will say Alberto went out of his way to clear them when they were noticed or brought to his attention. Alberto also did a great job helping get chairs and umbrellas when people requested them.

I want to give a special shout-out to Carlos Castillo our Pool Server. we had him the first week and when he came back to a different area of the pool the following week, we moved to his area. Carlos goes out of his way to help make the guest experience exceptional. By leaps and bounds, he is the best we have had at the pool since 2003. Carlos is a genuine asset to Villa Del Palmar and the guests that stay here.

We just returned from an unforgettable two-week vacation at Villa del Palmar Cabo, and it was absolutely amazing. This was our first time at this resort, and it exceeded every expectation. From the moment we arrived, the front desk staff made check-in quick and welcoming, setting the tone for a fantastic stay.
Our room was well-equipped and overlooked the pool with a beach view, making it a perfect spot to relax after a day in the sun. The beach is stunning - clear waters, soft sand, and close enough to the marina for a nice walk or quick ride. We spent nearly every day soaking up the beauty of the ocean and enjoying the incredible service from Carlos, Jose, and Omar, who always went above and beyond to make sure we had everything we needed.
The dining options were great, and we especially loved our experience at Carbon, where Alfredo and manager Jorge made our meal unforgettable. Every restaurant offered something different, giving us the chance to sample a variety of delicious dishes.
We've been members of the Villa Group for 14 years, and typically enjoy the Puerto Vallarta location. Every vacation is special, but this trip was top-notch. The Cabo resort is wonderful, but the staff is what makes it shine. They knocked it out of the park, and we're already looking forward to our next visit. Thank you, Villa del Palmar Cabo, for another incredible vacation!

Overall estcia: 9/10

It is one of the most beautiful hotels I have ever been to. It is an All Inclusive service, which may leave you a little skeptical, but the hotel manages it by packages.
If you don't pay for the all-inclusive it is like a 4x expensive but quality restaurant, something that tends to be affected in the all-inclusive packages of other hotels.

The Villa del Palmar hotel seems to be the oldest but it is well cared for and very well maintained. The cleaning is 10, our room was cleaned twice a day, they replaced everything consumed and we never needed anything. Everything is always impeccable.

The room is comfortable, it has everything you need.
The restaurants are not very varied, but they are delicious and with the best service we have ever received in a hotel. The people are always in a good mood, with a smile and with an honest willingness to serve or help.
In our special case Amalia from the "Carbón" restaurant was splendid.
All in general, but she shined at my birthday celebration.
We would return without thinking about it!
The views of the sea and the arch are incomparable to anything else.
Beautiful stay that we look forward to repeating.

We stayed a week in a two bedroom suite, all inclusive. Traveled with my husband, sister and mother (80). We all agreed the staff was amazing, really the best part about this resort.

Unfortunately the rest of the experience wasn't as good as we had hoped. We were originally given a room on the 4th floor (3416) and it smelled very heavily like mildew. We opened the sliding door and tried to air it out and spent one night there. The next morning I visited the front desk very unhappy and was immediately given a new room to visit to see if it was better and it was. We moved up to the 7th floor and the smell was much better. We did hear from an owner that the higher the room the less they usually smell.

The room was clean, the furniture in the main living area needs to be updated (couch and pink chairs). The beds were very comfortable. The bathrooms are nice, but we had two tub faucets fall apart on us and one morning we didn't have any water to any of the showers in our unit and had to call maintenance.

We are not foodies, but all the food was good, especially at the Sports Bar (surprisingly good there). The buffets were fine, but waiting in line for the paperwork is very slow. Often the food was running low and the space for the buffet is also very small and gets crowded quickly.

The drinks were good and service by the pool was excellent, the food and drinks came out quickly and the servers were very attentive. The pool loungers were the most comfortable I have ever experienced (and we have visited many resorts). I am not sure why, but there were more flies at this resort than I have ever had anywhere in Mexico (or anywhere really). Not in our room, just outside around the pool and restaurants. I know some insects are to be expected, but for some reason we really noticed it here.

My sister visited the spa at the adjacent property and it was clean and nice and the staff was excellent. She enjoyed her massage very much.

The location of the resort is also very good, we easily walked down to Medano Beach in about 15 minutes. My mother had very little trouble getting around the resort, one elevator in our building was out of order the whole week but the other was close enough to our room that it wasn't an issue. The pool area flooring is a little uneven in spots, but as long as you watched what you were doing it wasn't an issue.

We paid a premium hoping for a premium experience and really the RIU Palace where we stayed last May was a much better facility for about half the price. The staff at Villa Del Palmar are very hardworking and professional, that was the bright spot for sure and the only reason I gave it an average rating instead of a poor. We will not visit there again, or any of their other properties based on this experience.

Let me start with the positives:
Kindness and Service were EXCELLENT. The staff are not only excellent at service, but they are also KIND...which is so rare in the post covid world.
It's a fun property with shows, daily activities and music. All the guests we engaged with were friendly and social. The food options were decent. (I highly recommend the ceviche and dinner at Bella California). The drinks aren't watered down. The views are stellar and while we arrived two days after a major storm so beach access was difficult, the location is awesome. When the pool area gets too loud try the spots along the seawall and just listen to the waves.

The basics:
The resort is an older property and it's showing its age. Having said that, the bed was comfortable, the kitchen was perfect for morning coffee and and light snacks/meals. The laundry service is located in a separate area (not in room) but I always appreciate the option. The market is useful (but not cheap so if you can go out to a regular grocery store your money will go further) and if full breakfast isn't your thing, the bakery has excellent pastries and the tortilla factory (behind the market) is open 7am-10am.
The resort is a quick taxi ride into the city center (and taxis are fixed rate each way).

The not so positive:
This property is difficult for disabled travelers. And by difficult I mean, if you are wheelchair bound with no mobility, I'd avoid it (the Villa del Arco next door is better). I use a mobility scooter for longer distances and a walker for shorter ranges and without my friends assisting me, I would have been almost entirely stuck in my room. The single elevator that was functional during my visit (the other was out of order) didn't reach the main floor from the elevator itself. My friends or bell hops had to run down to the first floor to call it down for me since it only responded to requests from outside the elevator. The "wheelchair ramps" are way too steep for manual chair users and my scooter struggled at top speed to make it to the top. Friends had to be at the ready in case my battery gave out. And the footing around the whole property is a challenge if tripping is an issue for you or you use a walker (you'll catch a lot of bumps and gaps). Finally, the doors are narrow and there aren't any shower bars or benches. (Again, the newer property next door seems to have more of these features.)
Finally, the little trolley that goes between properties isn't at all kitted out for disabled guests. You'll likely need to scoot or wheel between properties on your own if you can't climb up and down out of the trolley.
And kudos to the General Manager who personally responded to my internal review that said all of the above saying that the property is working on the elevator issues and will take the other feedback seriously.

The resort is average for 4 star all inclusives. It is situated close to the capes at Cabo San Lucas with a 45 minute walk on the beach to the Marina District, The ocean water is clear, weed free and warm although the beach is steep and I would not advise young children or inexperienced swimmers to enter the water here. The slope is easier closer to the marina. The views from the eating areas are awesome.

We had a suite on the front corner of the 8th floor so we had a partial view of the ocean. My only complaint with the room was the size of the bed which felt like a double, where we are used to king size beds when in Mexico. Ana kept the room spotless for the entire visit.

I found all the staff to be helpful and friendly with a special shout out to Ximena at the adult pool bar and Ricardo Jorge at the Carbon Restaurant. The food was good and the steaks at the evening buffet were great.

My only complaint would be the archaic procedure for food and drinks. The staff are taxed with getting your room number, then drink order, then entering that into a computer to get a receipt that i had to sign with name, room number and surname printed before they even started making the drink. They spend more time dicking around with paper work than serving the guests and this is done every time you get a drink or finish a meal. Each all inclusive guest wears a tag that is clearly visible so there should be no need for this time wasting activity. On a number of occasions Ximena was the only bar tender making drinks while 3 other staff were shuffling receipts in the back corner, a seeming waste of staff resources.

The sports bar was under renovation and was closed so there were no indoor eating areas. Hopefully that will be completed in the near future.

The resort is a combination time share and all inclusive so there was the usual approach for membership but they were not over bearing.

Dear splitrman, Thank you for sharing your honest feedback about your recent stay at Villa del Palmar Cabo. We appreciate your kind words about our friendly staff, good food, and great views of the cape. We're glad you enjoyed your suite on the 8th floor, and we appreciate your recognition of Ana's excellent housekeeping services. We're also thrilled that you found our staff, including Ximena at the adult pool bar and Ricardo Jorge at the Carbon Restaurant, to be helpful and friendly. However, we apologize for the issues you experienced with our food and beverage procedures, including the need to sign receipts for every drink and meal. We understand that this process can be time-consuming and inefficient, and we will review our procedures to find ways to streamline our service. We also regret that our sports bar was under renovation and closed during your stay. We appreciate your understanding and hope to have this facility completed soon. Additionally, we appreciate your feedback about the bed size in our suites and the need for more indoor eating areas. We will consider these suggestions as we continue to improve our resort. Once again, thank you for sharing your feedback. We value your opinions and will use them to improve our services and amenities. Best regards, Guest Service Manager Villa del Palmar Cabo

We booked private transport through Villa del Palmar for arrival and took an Uber back to the airport. Both worked great and Uber has improved a lot in recent months.
