Many guests appreciate Óleo Cancún Playa for its variety of dining options, quality beach and pool amenities, and commendable room service, though some suggest there's room for improvement. While the rooms' cleanliness and views often receive high marks, complaints about maintenance, noise, and dated decor are not uncommon. The service and atmosphere receive mixed reviews, with the staff's friendliness being a highlight, yet some guests report inconsistent service and a divisive atmosphere. The hotel's location is generally well-regarded for its scenic beachfront and accessibility to attractions, but it's sometimes considered remote. Lastly, opinions on value for money vary among travelers.

We stayed 5 nights in this all inclusive hotel and absolutely loved it!
1. We had booked a sunset view room but the room was situated in such a place that we got both lagoon view and ocean view. I couldn't have asked for anything better. The room was clean and housekeeping cleaned the room whenever we asked them to. It got pretty dirty with sand when we got back from beach and they cleaned it every time.
2. Front desk staff was very courteous in answering our questions. On our excursion days they arranged us to sandwiches to go.
3. The best part of this hotel is the food. We are vegetarians, we had plenty of options everyday. The chefs at the grill obliged our request to clean the table and knife before grilling veggies. There were lots and lots of options for food & dessert. During our excursion days we went to the bakery and got sandwiches to go. The food is perfectly cooked, perfectly seasoned and very fresh.
4. The hotel is right on the beach and has fantastic views from every where. The currents are strong, but i walked all along the beach including Playa Delfines, they are no different. The beach along hotel zone are steep, some places have rocks . We had good time playing at the beach.
5. While at the beach we were constantly asked if we needed a drink

If you have excursions planned and you'd like to explore hotel zone or relax this is the perfect hotel. If you only intend to stay in the hotel and not go out anywhere, you may want to consider because there are no entertainment option. I'd definitely recommend this hotel for their service, food and views.

The Oleo Playa all-inclusive hotel is a boutique is located along the hotel zone and the reason we chose this is that we didn't want to be in a massive hotel with hoardes of tourists. It is a short bus ride to the La Isla shopping centre as well.

Our ocean view family room was very specaios, the bathroom however was a little tight on space. Bedding is very good and there was plenty of storage space.

The Spa is lovely and my massage therapist was very timely and professional, due to Inspira, I received a 20% discount on my therapy and 2hr use of the steam/sauna/jacuzzi. Inspira also upgrades guests to enjoy free in-room service, a bottle of bubbly, turn-down service and food on the go (packed for tours).

The service is excellent and food options include a Buffet restuarant and a Japanese and Mediterranean sit down a la carte, plus a pool bar and resturant for faster foods and a coffee shop. The food overall was very good with a good choice for breakfast and some authentice Mexican choices such as Nachos, Tacos and Chilly.

The Concierge/Tours Desk were helpful but always choose your tours carefully not to be pushed into something you don't want to do. We had to skip Xcaret as it was just too long a day but instead booked the Circque du Soleil performace of JOYA and the transport was arranged by Vidanta where the performance takes place.

I have had to take one star off overall, as mentioned in a previous review, the facilites need upgrade - rooms, bathrooms, lifts, common areas, they are all a little tired.

Overall, we would highly recommend Oleo all inclusive simply because the staff are very responsive and provide excellent service, the location is great and food is good!

My now husband and I traveled to the Oleo for our destination wedding and brought our closest family and friends. The staff were incredibly friendly and helpful from the second we stepped foot on the property. We became fast friends with Daniel, who worked around the beach and pool bar - he provided such excellent service, going above and beyond, making our experience extra special. Paola and Julia helped me plan the wedding just how we wanted it, staying close on the wedding day to help us through and make sure things ran smoothly. The Haaka restaurant was my favorite, with the most delicious salmon I've ever had in my life and sushi rolls that rival any I've had back in New York. Enrique and Crispin, servers in Haaka, were also exceptional, providing friendly and professional service consistently. Raoul and Jose in the lobby bar were also fantastic, making us laugh and feel right at home.

We really loved the beautiful beach there, which was very clean and made for one of the most stunning views I've ever enjoyed. I would highly recommend renting a cabana on the beach, it will be money well spent if you are someone who like to have a cozy, shady spot or has kiddos. Staff will come by and take your order for food and drinks; give them a dollar or two each time and they take excellent care of you, bringing you drinks before you need to order and going above and beyond.

If you have a chance, I would also recommend hitting the spa; we enjoyed a hot stone massage from Christine and Elizabeth and it was wonderful!

The room had a gorgeous ocean view and the little balcony was nice to be able to look at and hear the ocean anytime we wanted. One small issue was the bathroom door didn't lock and other guests in our party also had the same problem. Just a small maintenance issue that can be addressed to improve the experience.

I could go on and on because there aren't enough good things to say about the location, the wonderful staff, and the experience that we all enjoyed. I will say that if you're looking for crazy nightlife, clubs, a bunch of young singles, this isn't really the place for your. But if you like an atmosphere where the staff know your name and what you drink and you're down to make friends during the pool trivia games or karaoke night, you should book your stay at the Oleo!

Oleo was the last leg of our travel. My partner had been travelling for 4 months and it was a good way to end his travels, we spent his birthday here too which was special. We had a fantastic view of the ocean and our room was luxurious!! Our room was spotless after each day and the cleaners around the hotel would always say hello with a big smile! Unfortunately we didn’t get any of their names.

The check in desk staff were lovely and always went over and beyond to help us, special thank you to Mauricio and Kevin!
We were not able to extend our room to a later check out but we had the option to use a room and shower for 30 minutes for no extra fee. We also were able to still use our wrist bands for a small fee until we left the hotel which was great!

The food was amazing especially the Hakka restaurant which was Asian cuisine which we very much enjoyed two evenings here.

If we had to write a small negative, it would be that we did think some of the staff did not seem happy to serve us for food or drinks. More so nothing would be said when we were served from them. Understandably I’m sure they were just too busy. We did think this improved towards the end of our trip here.

Overall we would love to come back here on another holiday but spend longer here next time!
Thank you very much for making it special and a holiday to remember.

Ok, so read the reviews, hard to work out which is right until you get here, unfortunately I'm in the negative side. This is in no way at all a 4 star? How they're getting away with this I have no idea?
Booked a king-size 360 as sounded amazing. The room was on floor 9 but turned out to be up another flight of stairs so really on floor 10 with no lift access? . Room was ok but smelt of blocked drainage and human waste, also right next to the service lift that sounded like a lightsaber fight from star wars all night, got no sleep as was horrendous and had to change room after 1 night. Tried to charge us for this as classed as an upgrade? although moved to a double with a balcony the size of a beach towel. Didnt pay to change and happy it didn't smell or have loud noise all night.
Discovered this hotel has red flag beaches all year round from one of the tour operators we booked with on the street. You may get sporadic amber flags if your lucky so can swim in the ocean in channelled areas. We had 2 Amber moments for 2 hrs on 2 days out of 10. No idea why this isn't advertised when booking as would never have booked this part of cancun if it was common knowledge.
Hotel lifts didn't work some days so had to use stairwells. (Was on 7th floor) WiFi drops in and out.
Had no running water in the room some days, when it worked we sometimes had hot water so couldn't wash or shower properly.
Food is OK but no self service drinks in any of the restaurants so you're down to summoning waiters which can be hard.
One thing we learned was always book your trips from the hotel not from street vendors. You will be on a coach of around 65 people from various hotels around cancun, our coach took 2 hours to collect everyone before we got anywhere near heading to our location
Hotel booked trips have around 10 people max and are much faster at getting you to where you want to go.
I've been to many parts of the world in many hotels so feel I can give a good headsup on this place. The people are nice, but the hotel needs to be downgraded. Extremely disappointing holiday and would never return.

We spent 11 nights at the ÓLEO hotel, we had a sea front room and the view was absolutely stunning. Room was clean and shower was big and always hot water. Room was plenty big enough, down side there was a connecting door to another room, during our stay it changed occupants around 3 times. We were able to hear everything from the room so it did lack some privacy and was difficult if they came back in late and were noisy.
There were 4 places to eat, morning time was a buffet, quite a bit of choice however the food was usually tepid if you did not have something freshly cooked. Served tea and coffee, plenty of cold choices such as ham cheese etc, cereals pastries bread. Freshly cooked eggs, and a selection of warm dishes to choose from. Lunch time there is a pool bar, which was very tasty and offered Mexican and standard burger and chips etc selections of the menu, all freshly cooked. There are two restaurants in the evenings a Mediterranean which offers a selection of pasta and meat dishes, who have starters mains and desserts, the Asian restaurant services a selection ofsushi (all have cream cheese in and fish) no vegetarian choice, rice, meat and noodle dishes again starters mains and desserts. There is enough choice to work your way through. There is room service which we did order on two occasions which is warm and does not take long to be delivered.
The beach is clean with lifeguards, sea a little choppy but beautiful to swim in. The pool was cold but refreshing, does become very loud with the daily activities and is difficult to get in the pool as the sun loungers are crowded around the pool could be intimidating for the shy person.
The bus to Cancun is one US dollar and worth a trip. Don’t go to market 28 it is a hard sell souvenir shop and they don’t leave you until you buy something, get the bus as a taxi will set you back around $30.00 each way. We did not do a trip this time in Mexico but if you are Canadian or from the US they offer the trips with a 50% discount if you sit in on their time share presentation. Being from the uk we were not offered this so the trips were a lot more expensive.
We did not experience the spa, however looks lovely and with the inspira package which we had it does offer a 20% discount.
The shop is extremely expensive and a packet of crisps cost us $7. However there is an OXXO store across the road with a big selection.
The best thing about the ÓLEO are the staff, they are all attentive and just want you to have the best time possible. They are friendly, kind and every single one go the extra mile to make you comfortable. Did not catch many names but I would not want to miss anyone, they are all fantastic.
One small downside is that we were unable to keep our room for a late check out as hotel was full but you can keep your wrist band for $11.00 per hour, I feel this let the place down as other areas you can use the facilities till you leave without an extra cost. As we were here for only 3 hours after check out we opted not to and the bands were cut off.

Lets start whith the good points.

Staff are freindly.
All bar staff were brill and all the staff around the pool during the day running around delivering food and drink to your sun beds.
The coffee shop was good but needed an extra oerson on during the rush hours the pepole who was there were very polit and freindly but under to much pressure.

The trips we did were amazing.

Rooms clean and always had a hot shower.
Veiws across the lagoon were brill and the sun set.
Not many good points but now for the bad points.

This place says its a 5* i would give it a 3* at a push.

Not enough staff on in the restaurants especially in the buffet restaurant.
If you was not down for 8AM for breafast you would be queing up for half hour or more as there was not enough tables.

At lunch we had to set up our own tables as the staff just seamed to ignore you.
Evening was just the same.
As for the food mornings was dreadfull out of ten nights i only had breakfast 3 times all there was to eat was omlet or fried eggs the bacon was not good enough to feed back to a pig.

Their was'nt any fresh fruit on at all morning/lunch/dinner when i complained about this they told me i had to ask for it so you felt like a 5 year old at school asking if you can have a banna.

If you like a lot of salads you will be ok but yoiu want find cheese to go with it (guess what you have to ask for it)

Not enough sun beds to go around was'nt allowed to save them but plenty was and the staff never did anything about it so if you was'nt on a sunbed for half 8 you would'nt get one.

Jacuzziwas nice and warm and should have been for over 18's only well it turned into a childens swimming pool when i complained they said wher are the childen suposed to go as they have'nt got a small pool and the bigger pools are to cold.

We hired a bed on the beach for $49 what a waist of money you may as well stay on a sunbed (if you could get one)

On the day of check out.
We had to be out of the room by 12 midday and our thransfer was'ent until 4pm we was told if we wanted to use the facilites it would cost another $10 what a rip off if your all inclusive you should be able to use the facilites till you leave and when asked about a room for a room to freshen up before you are picked up they said they dont do them.

This hotel is also a time share/holiday vactions as well as a normal hotel for holiday makers the down side is if you ware a orange/golden colour band you will get treated less than if you had a red ban on as red banders get more privileges if you are a time share person.

Over all I would not recomend this hotel and i certanly would not be going back.

I’ll start by saying we’ve been to Mexico well over a dozen times. It’s our favorite vacation spot. This is the only resort we’ve ever stayed that I considered changing resorts half way through. It’s also the only resort we’ve ever been to where the food was barely edible, and it made me sick. It’s so bad that I feel compelled to write a review while we are still here. I’m that angry.

The photos on trip advisor are all prior to 2019 and very outdated. Oleo’s social media makes this place look swanky but it’s at best a 2.5/3 star hotel. Everything is run down and dirty. There was trash floating in one of the pools (see pic). If it’s this dirty and run down in the public space I’d hate to see the kitchen. No wonder I got sick.

Our shower in the room was hit or miss with hot water. The room thermostat is preprogrammed and you can’t change it. Ours stayed on 25°C/75°F the entire time despite setting it lower. Maintenance came and was the one that told us we can’t change it we just have to keep the window curtain shut to prevent the sun from heating up the room. The mini fridge also never got above luke warm in temp.

The clientele is very trashy, which is why this place shockingly gets good reviews. Low standards.

The staff is decent. They were the only highlight.

The buffet restaurant is awful. It’s like fast food or food you’d get at a gas station. I stopped eating breakfast there and went to the coffee shop instead (doesn’t have food but the espresso is good). Italian restaurant is ok. The Asian restaurant is not great, like your local cheap Chinese takeout place at home. Those are your only options. The good news is you’re right across the street from or a short car ride away from offsite restaurants if you want to get a better meal elsewhere. But that defeats the purpose of all inclusive doesn’t it? The beach is decent but again doesn’t look anything like pics.

I read a lot of reviews before we came here some good and some not so good but I can honestly say my wife and I have no complaints. We were looking for a nice quiet vacation on the beach and that’s exactly what we got. This is not a party resort so if you are looking for a 24 hour a day party go elsewhere.
Sebastian made sure our checkin was smooth and easy after a long day of travel and Issac gave us the tour while bringing our bags up to our room. Because we had the inspira package there was a bottle of sparkling wine and some macaroons waiting for us in the room.
We had an ocean view double room with a small balcony. It was looked after everyday, the fridge was restocked everyday with 4 bottles of water, 3 sodas and 2 beer. There is a small safe, a coffeemaker, a hairdryer, an iron and ironing board. The air conditioner worked fine.
The food was fine and plentiful. There was sometimes a wait to get to the buffet for breakfast but most days it was not a long wait. There is the buffet and 2 restaurants that were excellent. There is also a coffee shop where we went everyday after dinner where Claudia made us the best lattes and coffees. The beach resto makes fantastic fish tacos, wings, burgers, nachos and hotdogs all served to you on the beach or poolside. A shoutout to Pedro, Daniel and Sheila who work so hard everyday to make sure you always have a drink and are never hungry.
The animation team are great….my wife won a bottle of tequila playing a game by the pool!
A couple of things to make your day go smoother. If you want a spot on the beach with an umbrella go down around 7 am to put your towels where you want to be…it’s early but on the upside you will be treated to a spectacular sunrise. Always be polite with the staff….these people work hard to make your stay memorable and don’t be afraid to tip for good service. Tips are not required but being kind to the staff and tipping a couple of bucks here and there gets you remembered and the service gets even better.
All in all we had a great stay and are thinking about going back next year.

As an American, this was my first time visiting Cancún, Mexico in about 20 years. I came on a solo trip as a female to get oral surgery at “Cancún Dental Design” which was the BEST experience - it was a fraction of the cost that it would be in the U.S. and with exceptional care attending to my every need including a shuttle to and from Oleo Cancún Playa hotel! If you are an American, I highly recommend you get any and all of your dental needs taken care of in Cancun.

With that said, my stay at Oleo Cancún Playa was also EXCEPTIONAL - the food, customer service, scenery, cleanliness all exceeded any expectation I could possibly have. The hospitality, warmth, competency, professionalism, and kindness of the Mexican people is truly heartwarming.

Kevin, the Oleo hotel staff was just one of those examples of exceptionalism as he not only answered all my questions about how everything works in Mexico - transportation, best time to book at Oleo, he also provided so much other valuable information about how Mexico works. He should truly be considered for management if he hasn’t been already. He also made sure I had everything I needed as I was traveling without my husband in order to get my dental work done. I will definitely booking my next trip at Oleo when I have to get the rest of my dental work done!

Pool bar with entertainment during the day. Not a crazy night life of partying. Very relaxing resort. $1 bus will take you anywhere.
