I chose this hotel because I heard that the nights can be a little cool in February in Mazatlán, and it was. The heated pool was awesome. It was so easy to get into this pool, the temperature was quite comfortable. There was also an outdoor hot tub (you have to be 18 yrs) you could dunk in if it was cloudy or windy, or after the sun went down. We had no problem getting chairs by the pool, and sometimes we had the pool all to ourselves. Unfortunately the poolside music sometimes had to compete with the loud tuba music on the beach. We found this was more of a problem on the weekend, weekdays were fine, bring some earplugs for the weekend if you don’t like loud music. Poolside staff were friendly. Our room was large and had a dining table and a kitchen, which had a fridge, microwave, toaster, coffee maker, pots & pans, dishes and cutlery. The view from the room was really nice. We bought our own large drinking water jug from the kiosko across the street. Keep your receipt to get your deposit back for the jug.

The service everywhere in the resort was excellent! But I have to specifically mention our server at the pool, Adrian. He was personable, funny, fast, attentive, remembered guests room numbers & drinks (from previous days). As the sun moved throughout the day, he was always there, adjusting the umbrella, to keep us in the shade. Thanks for taking such good care of us Adrian!
We stayed in the Palenque suite. It is huge - living room, dining space, full kitchen (with dishes, pans, etc.), bedroom with 2 beds, 2 balconies, 2 bathrooms, 2 TVs, 2 closets. We would definitely stay here again!

We were three people: my husband and myself and our adult daughter. We have stayed at the 3 nicest hotels along this state-of-the-art the Zona Dorada, and this is now our favorite.

We had selected a junior suite that was incredible. About 1200 sq. ft. with 3 balconies, a bedroom with 2 beds, and a sofa bed. We also had a kitchen with pots, pans, plates, etc. The refrigerator was super handy, as was the coffee maker. There is a Soriana supermarket a short distance away (go by pulmonía.)

The suite was seriously nice. Our housekeeper was amazing and we had positive interactions with all staff. There was an adjoining room with a noisy family of 7, but they were quiet after 8:00 pm.

We dined in the fancy restaurant on site and loved the change from so much seafood. Really good food.

The pools and hot tub were packed with people and many, many children. Few were wearing masks. We tried the bar, and weren’t impressed by the drinks. In fact, the margarita was not good.

The location of this hotel is perfect. Everything is nearby and el centro, downtown, is a pulmonía ride away.

We will go back, for sure.

I don't take any joy in writing this regarding our experience at Royal Villas but I feel morally obligated to be honest. Went down for a family vacation for my sons birthday and we had family local in Mazatlán come to see us at the hotel. My uncle and his wife both joined us at the pool where our family was relaxing and having drinks among the other guests. The pool manager man named ray came up to me and said that my uncle needs a wrist band to be allowed in the pool area, mind you, there are about 50 people at this pool and my uncle is the only African American person at the pool, coincidence that he needs a wrist band and nobody else, I think not. We walk to the front desk to request a wrist band, the girl working there says we have run out of the amount of wrist band allocated to your room for your stay (I booked 2 rooms for 4 nights). Okay so that's the first excuse, Next question is what if my uncle came as a guest of the hotel to use the bar/pool. They said unfortunately due to covid the pool and the wristbands are for guests of the hotel only and not their visitors. SO now that the staff has said that my uncle is NOT allowed at the pool. He leaves very upset, my other family members make it to the pool and when they are brought to the front desk, they are given wristbands for the pool without hassle (my other family members are not African American) . This was 30 minutes after my uncle who is African American was told we cannot give you any guests passes. The manager of the hotel the day after let me know they are very sorry for this misunderstanding and that sometimes they have "special situations". I've been around and seen enough things in the world to know and see clear racism in front of my own eyes. This hotel unfortunately doesn't value equality as if they did they wouldn't have different rules depending on the color of your skin. The only helpful person during this was a guy who worked at the pool his name was Adrian. We loved our trip to Mazatlán but I wont ever step into this hotel again.

This resort has many functions at it at one time. Pool and lunch area cannot accommodate all the functions and couples at the same time! Pool and hot tub is constantly dirty and you have no beach chairs on the beach to sit at... You will be forced to eat out or the 1 restaurant they have... do not do all inclusive, not much to choose from and very inexpensive outside resort! Way less then 200 per day. We spent maybe 20 to 30 with drinks for our meals. We could not relax except in our room, which waited 2 hours for the floors to be filthy. Beds are only doubles, there are no kings like they say in big suits, so take that into account. Tried room service and they did not get that right, when order/read from menu, how can that be messed up? The manager gave us part of our money back to leave.. I couldn't be happier to go! We will not stay here again and we are not picky travel a lot and stay in many places t all levels. If it was good in the past is has taken a major down fall.. sad.. not worth All-Inclusive price.

The Hotel looked recently remodeled. Lobby area and ground floor look really nice. The place is very clean and they have friendly staff. Ray and Jaime were very friendly and helpful. Rooms are a good size the only complain is that are a bit noisy when others open faucets, it makes a loud noise. Beds are not the best but comfortable. Pool area and restrooms are clean. Pool area is small compared to the amount of guests using the facilities. Not enough beach front chairs or beds. This hotel is very inexpensive but very noisy if you are looking for a quiet place to enjoy the beach. Bands are always playing and are too loud. Sometimes they can go on for hours. That is the only reason I would not stay at this hotel again. We were hoping for a more relaxing stay. We were two adult people with no kids.

Stayed in a Tulum suite. The balcony is amazing, the sunsets are stunning, the staff is good but this is not at all a relaxing place to stay. So much noise All. The. Time. Large groups for weddings, Los Lobos, and futbol that stay up and party all night long. There is no sound insulation so good luck getting any sleep. Called one night at 1 in the morning but gave up after that. Beach here is large but the only chairs provided are cheap plastic upright chairs- no lounging directly on the beach. Super loud bands go up and down the beach all day long. Pool was pretty cold and hot tub is tiny and over flowing with kids because the pool was too cold for them. Arranged what was supposed to be a private tour over to Deer Island so we could get away from the noisy, incessant bands on the beach here only to be put next to a group that brought their speaker and blasted music. Just wanted some quiet time to sit and listen to the ocean waves but sadly never happened in a week here.

The staff and service deserve a 5/5. They are friendly, fun, laid back, and very accomodating. Any requests are dealt with

You can not beat the View of Beach and sunsets from Tajin suite. Tajin suite was good accomodation for a 3 week stay.
Beds were comfortable. The rating for hotel drops to a 3/5 due to the noise level. Night club across the street pounds out the music every night up to 1-2 a.m. at times.The oom pah pah bands line the beach every day starting about 2 p.m.
These can be a novelty the first time you hear them but after a few days become quite tiring.
The hotel caters to sport groups, families, cruise ship tours ( salsa & salsa plus beach activities) . Cruise ship people are allowed to use the pool while here which did not prove to be a problem.
There is one pool, buffet dining area and a restaurant in the hotel.
We did not take the all inclusive as there are so many great places to eat in Mazatlan,all within a pulmonia/taxi ride or walk away. It is safe to walk at night in Mazatlan.
If you are prepared for a lively, noisy and entertaining stay in Mazatlan pick the Golden Zone.
Definitely not for the Romantic couple looking for peace and quiet.
The Royal Villa is a well used hotel presently undergoing some painting and maintenance. The staff seem to be constantly
cleaning.

Our family of 5 had stayed at this resort for the first time. We have 3 kids ages 6, 12, and 15. We had a wonderful time. We decided to go with the all-inclusive package. We had a difficult time finding reviews on the all-inclusive so decided to give it a chance. We're glad we did. It was worth the money. The food was good, drinks were great, and we enjoyed some of the excursions including zip-lining and going to deer island. The highlight of our trip was Adrian who is a server at the pool. His English was excellent and he worked so hard to serve our family. He learned what we liked and how we liked things and was proactive to make sure we had everything we needed. He was fun and his service was a large part of why our time was so relaxing and special. We also loved that the resort was so close to the ocean. The water was so warm and we had a great time playing in the water with our kids. The rooms gave us a nice place to rest when we got too hot or needed a break. The WiFi worked well for us and was fast enough to stream movies and do a long Zoom work meeting. We had a great time and hope we can return someday.

We have been coming to Mazatlan for 21 years and we have to say the Royal Villas is a great place to stay. The greeting we get from the Bell men when we arrive makes us feel like we are coming home. Our three week vacation was made special by each and every staff member. Bernie who is the activities person had us in laughter with his jokes and great come backs. We played bingo pool side almost daily and this was also very entertaining.
