I stayed at The Olsen Hotel on the 7 th of March as a part of my birthday celebrations, I found the reception / front desk staff polite and friendly and helpful when an issue with the TV in my room arose, the issue was resolved after a few hours and I thank the team member responsible for their assistance.

The room was clean and well presented, the bed was comfortable and I enjoyed my stay.

The breakfast was delicious and hot just the way I like it , being a public holiday the restaurant was extremely busy and there was a wait but I was very happy to wait as I was in no rush the staff were lovely.

I have taken one star off the review because of the hotels pre authorisation policy at check in, you would understand if there was a mini bar in your room and you might want to try some room service or try a food and beverage offering from the hotels bar or restaurant, the delay in the return of the pre-authorised funds is always annoying and the hotel staff do not like to be walked through why one does not need to do a pre authorisation as one does not want the mini bar in the room or one does not wish to charge anything else to their room.

I am use to staying at hotels and having a 1 dollar authorisation / validation and my card number being kept on file, should I wish to charge anything to the room and I would then settle any charges upon check out.

I now have to wait for the return of funds which I need ,to do my weekly grocery shop, I was not given a choice other than to put it on my card or pay more in a cash bond , what I wanted was a fair and open minded discussion with the duty manager or general manager to resolve the issue with out any stres.

The only 2 ressons a pre-authorisation on a valid credit card would be in place

1. The hotel does not trust the guest to pay for any room charges they may incur from the mini bar or other food and beverage charges.

2,. It is a way to entice a guest to spend money on other guest services at the hotel during their stay

In conclusion I had budgeted for a good room category with wifi and breakfast included and I had pre paid the booking so I could just go and enjoy my stay there was no more money in the hotel budget for the pre authorisation and it had to come out of my personal expenses budget not that Accor Hotels or The Olsen Hotel care about that.

Be aware there is a 100 pre-authorisation on a credit card or a 200 dollar cash bond payable at check in at this hotel for ... incidentals .....

Dear Guest We very much appreciate your comments regarding your stay at The Olsen Melbourne. We know that you have many options when choosing where to stay while in Melbourne. At The Olsen, we strive to provide a superior service experience for every customer therefore your feedback is very important to us. We will most certainly investigate this further within our team to avoid that the same occurrence does not happen in future. We usually stay in the CBD but stayed here due to location. A nice surprise, loved the area, so much walkable there, great restaurants, bars and shops. Our room was a bit on the tired side but I did read they are doing a refurb soon. The bed and pillows were extremely comfy and the shower was excellent, these are my main 2 criteria for a nice stay! For us the most outstanding thing was the staff and the courtesy they showed us. All staff greeted us on every turn, some even checked on us when we were waiting to friends outside to see if we needed a taxi or directions. At the beginning we asked for an iron, extra hangers etc and they were all issued quickly. The room was kept clean and nice little "smellies".

It was my second time staying at the Olsen, the first time, stayed in the 2 bedroom open plan suite, which was lovely and spacious. This time, the John Olsen Penthouse for a small event (just contact the team and let them know and they will help you out!) As soon as you walk into the room, you just go 'WOW', I mean the pictures look nice and all, but they in no way do this amazing space justice.

However despite the incredible room, I am writing a rare review to thank all the incredible staff who helped make this experience so wonderful. We've stayed at quite a number of hotels around the world, occasionally at the luxurious standard, however Nick and his team were honestly the best from start to end. Helpful, friendly, efficient, kind and genuinely down-to-earth real people!

The penthouse is massive and I noticed that the carpet was different from some other photos I'd seen and enquired if it was new. Apparently Novak Djokovic was going to stay in the room and didn't like the old carpet so in rolled the new...! Also learnt The Bieb's has stayed here which my daughter was pleased about. There's been a few others, just ask the staff so you can bask in the celebrity goodness of this room!

It was a beautiful afternoon to the enjoy the hot tub, so good in fact, that after the clean up from the event was complete, I was back in there at 1:00am.

Then when my head hit the pillow, it was like lying on a cloud, the bedding is very luxurious. This is across all room categories and even the extra roll out bed we hired was of top standard.

Finally, I just wanted to say that our city and inner city hotels are hit hard by Covid, everyone is keen to go to regional Victoria at the moment which is great and understandable, however it's definitely worth considering adding some time at this hotel as well. An inner city experience can be equally as enjoyable now that Melbourne is buzzing again!

Thanks for a wonderful experience!

I was quite looking forward to revisiting The Olsen after fond memories of my last visit 5 years prior where I was impressed by the fantastic artwork and the fun way that they have introduced it into the design of the rooms. Unfortunately this time my experience was tarnished from the start when I attempted to book using my Accor membership via their call centre - a very protracted process such that it would have been simpler (and slightly cheaper) to just book through booking.com. At no stage was I informed the the room I was booking was a disabled access room - not a massive issue, but I really feel that I should have been informed as they are typically more utilitarian than the regular suites. On arrival at the suite the room felt tardy, and although there is a small kitchen there are no utensils or pots to cook with. Utensils are basic (no sharp knife to cut fruit) and glassware cheap. Much more typical of what I would expect in a cheap hotel rather than a funky mid range one like this. Really missed the mark here with the finishing touches and overall disappointing. The Como across the road is much better value - slightly less expensive but much better attention to detail.

Actually a little confused writing this review, it has all the hall marks of being a great hotel but just falls short with everything. I feel for the poor people on the front desk who are also concierge, valet and restaurant workers. It’s a bit weird, like comedy shows when they ask for the manager and the same person appears. Pool was way too overheated and sauna like. Rooms nice but our housekeeping service was simply making beds and leaving new towels on the lounge, no clearing away of dirty towels, renewing used glasses or similar. No point really. We are in the restaurant with the “express menu” which took 45 minutes to arrive and was ok but over priced. Keep expectations low and you’ll like it. It’s a really good 3 star hotel. Wouldn’t stay here again.

Disappointing.
I continue to come back to the hotel because of the location, but it's really hit and miss with the experience and is hard to justify paying the extra money.
I've stayed here numerous times, including a 3 month stay many years ago, it was good back then...really good.
I paid the extra for a Deluxe Suite this time around and ended up in a room on Level 1 with little to no view and a really awkward layout. I was left a bottle of wine & a welcome note, really appreciated but..
The usual appointments were absent, the desk lamp, desk chair, stack of art books all missing from this room. Empty spaces either side of the sofa where furniture once was, a sign of years gone by, a burn mark from an iron in the carpet next to the bed. The quality Evo toiletries I once used to take home replaced with another lackluster brand.
I left a review when I logged in to the Wifi, which was about as far as I got. I was contacted by the front desk and moved to a room that was more 'typical' for my next night.
The hotel unfortunately has a really tired feel to it, the rooms don't even smell fresh or feel clean anymore.
Some basic maintenance wouldn't go astray, the room I was moved to had the bathroom door handle near falling off (a five minute fix). And a re-stretch on the carpet would make the ordinary condition of the carpet less obvious.
The hotel once had a rock star feel and welcome to it, I used to want to come back. Now it feels like you've just overpaid for ordinary.

The hotel was superb but the 6.30am bin pickups out on the street (or neighbouring buildings) two mornings in a row didn't make for a great stay. If you can tolerate noise, knock yourselves out. I'm not sure what the residents in the area think but I would complain to the local authorities.

This hotel has often been a favourite and upon a revisit after a long while due to lockdown it has been the biggest let down. The Olsen has always been a must when we stayed in Melbourne for location and the unique layout of the family room.

Unfortunately this time it has not only underwhelmed but has been a series of unfortunate events. The room we booked well in advance was not given to us. We enquired why and we’re given many different excuses but we’re offered to change the following morning and as it was late we agreed. We confirmed the following morning that we would be changed after unpacking and repacking our things for the move and we’re told that after the room would be cleaned we would be moved. It didn’t happen. After a long day out we were offered a few more excuses from the book and told that none of the room types we had booked we’re available. We were offered a different situation of a studio and a one bedroom. The knob of the stove top was broken, one of the bathrooms was so dirty and full of mold and the caster wheel of one of the beds broke off with just a nudge as I walked by. We again are trying to get into the room we initially booked but the merry go round continues. Offering dessert and drinks while a lovely gesture does not undo the fact that a stay that was meant to be relaxing has turned into a constant swap and change of rooms in the hotel. I came to stay in one room not 3 different ones over three nights!

When Mantra took over the Art Series hotel the attention to detail that was synonymous with the experience went out the door. The property is in major need of an overhaul and the staff although friendly for the most part lacked the polish of that from previous years. The Olsen is tired and in desperate need of an overhaul. And if you sell a room type to a customer it is probably wise to make sure they stay in it. I noticed that it is listed in the luxury hotels listings… luxury is a major stretch!

We got married and chose The Olsen as our pre-wedding and wedding night stay. Due to the location of our wedding and celebrations. Once they knew that we were getting married we were totally spoilt and well looked after by the staff at the hotel on entry. The lady manager (I wish I remembered her name) who organised our stay was super excited as we were and made us feel very comfortable. The room was perfect. We stayed in the One Bedroom Suite with a balcony. The bed was comfortable and it was great having a big fridge and dishwasher to wash up our celebratory champagne glasses. We requested an early clean on the wedding day all ready for photos. They were so obliging. The guy that checked us out wasn't as friendly as the check in lady and to be honest, looked like he didn't want to be there or even asked if everything was ok, that was a little disappointing after such a welcoming reception on the way in. Maybe he wasn't having a good day.
Overall we loved our stay there and recommend this hotel.

I’ve stayed at the Olsen a couple of times previously.
On this occasion I’ve noticed how the attention to detail has diminished.
Duvets x 2 on both beds Doty with numerous existing dirty stain all over them ( not in covers just between sheets. Only noticed after spending the night in them and the linen had moved.
Poor bathroom lighting.
Mould on bath sealant
Shabby looking carpets.
Leaking ceiling in bathroom not resolved.
Dirty windows.
Wait time of 40 mins for breakfast when not even busy.
Food sat waiting on counter warmer ( toast) for 15 minutes while they prepared other breakfast meals from our group.
The manager was very good when he came to inspect our bed linen and gave a 30% reduction in cost of stay. Great but that’s not why we booked a 5 star stay!!
Unfortunately I will never book here again.

Dear Nmh1321TE,m Thank you for sharing your feedback regarding your recent stay at The Olsen. We appreciate your loyalty as a returning guest and we are sorry to hear that your experience did not meet your expectations. We deeply apologize for the issues you encountered with the duvets. It is unacceptable that they were not in pristine condition, and we understand the disappointment this caused. We have addressed this matter with our housekeeping team to ensure a thorough inspection and cleaning process is followed in the future. We also apologize for the poor bathroom lighting, mould on the bath sealant, shabby-looking carpets, leaking ceiling, and dirty windows. These are certainly not the standards we strive for, and we appreciate you bringing them to our attention. We will take immediate action to rectify these issues and ensure that our facilities are well-maintained and in excellent condition. Regarding the wait time for breakfast and the delay in serving the food, we apologize for any inconvenience caused. We understand the frustration this can cause and we will review our breakfast service procedures to ensure a more efficient and prompt experience for all guests. We appreciate your acknowledgement of the manager's efforts to address the issue with the bed linen and provide a reduction in the cost of your stay. However, we understand that this does not fully compensate for the overall experience you expected from a 5-star establishment. We apologize for falling short in meeting your expectations. We regret that your recent experience has led you to decide not to book with us again. We value your feedback and will use it as an opportunity for improvement to ensure that future guests have a more enjoyable stay. If there is anything else you would like to discuss or if you have any further feedback, please feel free to reach out to our management team directly. Once again, we apologize for the inconveniences you encountered during your stay, and we thank you for bringing these issues to our attention. Best regards

We booked the Smart car in advance (they have two). The car is petrol driven and was very reasonably priced. The car hire was approx $50 for whole day and as we had only part day they reduced the price to about $30. The cars use very little petrol and you can top up yourself or they will do it for a reasonable charge on your return. Don't expect to fastest car or to overtake at great speed however we had a lot of fun and would recommend them as being much cheaper than the car hire firms.
