I was very surprised to see that this hotel is so clean and maintained. I was expecting it to be run down because of its age however it is so much nicer and cleaner then hotels in Tumon. The location is great. I love how the walkways, lobby, lounge, elevators and pool areas are so well kept.
The staff, most especially Ms. Yvelyn, are so professional and accommodating. Very polite and everything.
I would come back to this place in a heartbeat.

I love living here!! Our home away from home. The staff of this place is awesome and always super nice. They keep the place clean and they are always there when we need anything. It’s nice to have a power generator for when there’s a storm.

Not sure if they offer hotel stays but this is promarely an apartment complex now. I heard back in the day it was hotel but I believe things have changed. The apartments here are nice and the staff is very very friendly. The security has always assessed and taken care of any issues I have had and the staff is always helpful if you have issues in your unit. They allow pets on the first couple of levels if you are looking to rent.

There was a time in the past when Ladera used to be a very nice property… Sadly, this is no longer the case.
Between typhoons, poor management, and the overall conditions on Guam, this place is slowly undergoing a death spiral. What used to be a shining jewel in Manilo now looks like a moldy and crumbling Soviet – era bloc house.
Between the incessant ongoing construction by private owners, roaches that seem to have infested ALL of the common spaces, and an overall lack of maintenance, is simply not a nice place to live or rent anymore.
Complaints to the management have been answered by fake smiles and empty promises… Meanwhile, the mid 90s interiors are deteriorating rapidly.
Opinions may very greatly depending on who the owners of a specific unit are, but my experience is that anyone coming to Guam for an extended stay should avoid Ladera at all cost.

This place used to be grand, in her day. There used to be a restaurant and a karaoke bar on the ground level. Pro's: Great pool, excellent views, gated. Con's: things are looking run down, fitness room needs a makeover, lighting at night could be improved. Overall, I'm not hugely impressed, but I can't say it was a bad experience, either.

The facilities are okay, but need LOTS of tender loving care! It appears management is trying to make improvements, but they are slow going. It's very difficult to find anyone at the front desk for help and when you do, they seem to act as if the guest is "bothering" them. Parts of the facilities seem neglected. Despite this, our condo did fulfill our purpose and was near to our temporary work station.
