This was more than we could have hoped for. On the beach, quiet, easy walking to many of the places we needed. Hired bicycles and a scooter from that was easy to get to. Was a telecom hotspot. All in all much better than any of the resort type places we viewed as we walked long the beach. Kayaks were invaluable!!

Kings Beach Villas are situated on what I think is the prettiest beach in Rarotonga - Muri Beach - and is easy walking distance to 5 restaurants/cafes; hire cars; post office; mini-marts; petrol stations; internet access points and takeaways.

There are three little 'motus' (islands) off shore with waving palm trees to enjoy; golden sand; and we were closest to one of the best snorkelling spots - just to the right of the motu opposite. Not a lot of pretty coral, and visibility was cloudy - but it didn't matter as the sheer numbers and variety of fish meant it was like swimming through an aquarium. Shoals numbering hundreds of fish streamed past me as I swam amongst them - fabulous.

All tropical accommodation of a certain age gets worn and shabby - and Kings Beach Villas were no exception. It was very well equipped even down to first aid kits; mozzie bite soother; tsunami evacuation pack (!) and the kitchen had everything we needed. The fridge was excellent - but we needed to buy drinking water. The ants mentioned by another traveller were evident but not a real bother - self-seal plastic bags is all you need to stop them foraging. And they had kayaks too - one each - a real treat.

The bed was wonderful. Large, firm - and we slept really well to the sound of distant reef-thunder and shooshing waves just outside the door.

But the shower was awful. We were told that water pressure was really low due to no rain. At best it trickled and quite often stopped completely - usually when I had a hair full of shampoo. I resorted to a bucket and dipper of hot water to sluice myself off.

I kept reminding myself that this was beach front Muri and that was what we were paying for - but really it was overpriced for the facilities. The landlord is an absentee Canadian and he needs a good kick up the bum to improve them. It rained hard while we were there - and apparently we were lucky the rain didn't come in because on our last day were were told about the roof leak (which explained the strange furniture arrangement in the lounge to keep the spare bed dry!) If it had rained and leaked I would have been furious.

The phone also didn't work - terrible interference and impossible to use. Luckily I had a mobile. No wi-fi access either even though there was a modem in the room.

The saving grace is the position - less than a stone's throw from high or low tide; a perfect strolling beach; everything you need within a maximum of 10 minutes walk - and that gorgeous, thundering, pristine, white reef foam in the distance, fronted by the perfect turquoise fish-filled lagoon behind waving palms and casuarinas. Sitting out on the deck sipping wine and glorying in the view - well, I would probably go back just for that - but until they upgrade and refurbish my husband definitely wouldn't.

We stayed for 9 days at this outstanding location. The villa is right on the beach with a lovely island in front on the edge of the reef, so you have some protection from the wind. The lagoon has heaps of fish so great for snorkling.Ina who looks after the villas cant do enough to help you with info on places to go on the island(also she's a Kiwi which helps).Great value for the costs you pay as the villa has all mod cons.As food isn't cheap it would pay to take food with you,there is no problem taking it into Rarotonga,we did and ate out every second night. We will be back next year.Thank you Ina for a great stay and all the help you gave us. Tony and Bronwyn.

Well, it's right on the beach of Muri Lagoon, directly opposite the southern most Motu (little island). The decks of the villas (there's two of them) are maybe 10m from the waters edge. The location is very pretty. That's about all I can say that's good about the place.

The water out front is very shallow, and very rocky. Swimming isn't really an option. Although, if you've got reef shoes you can walk out to the nearest Motu where the snorkelling is very good. The beach is much nicer further up the lagoon. It is a plesant, and easy walk to get there (10min stroll), but there are several properties that have the prime positions like Vara's (inexpensive), Beachcomber (mid-range) and the Pacific (very nice).

The villas themselves are way below expectation. The website claims that they are 1st class, don't believe it. Our kitchen was fine, and the bed was comfortable, but there's just a feeling of 'cheap & nasty' about it. Tiare's (which is right next door) seemed to be of a much better quality.

Lastly, the owner is not nice to deal with. Don't let any correspondance fool you, she's not Cook Island Maori, and she doesn't have a very friendly demeanour in person. If you get a quote from her, make sure that you take hard copies of your correspondance with you. She tried to claim that we owed her much more money than was agreed, after much argument she realised that she was wrong, but then she got very aggresive and tried to kick us out anyway. We were travelling with a baby, and were facing spending out last night on the island in our rental car. In the end, we got so frustrated with the situation that we did leave. We fortunately came across the most lovely people you could hope for at Palm Grove who went out of their way to help us out. We contacted the Police about our situation, after making their own enquiries they were very sympathetic and not surprised with the difficulties we had.

You can do much better! It's probably best to stay with a hotel/resort. The quality is so much better, they have all the facilities you'd want (snorkels, canoes etc. usually available for free to guests), and the staff are actually there to ensure you have a the nicest time possible. Any $'s you think you're saving at somewhere like Kings, you will end up spending on the things that are included it the cost at most other places.

The Cook Islands are beautiful.... don't spoil it by staying here.

It took no time at all to experience how horrible the host (Ina Tuatai, she is not a Cook Islander) was, and we went elsewhere. Just go to one of the resorts, they're not much more expensive, they are just as private, will have nicer facilities, and will have beautiful Cook Islanders who pride themselves on customer service. And somehow the resort restaurants menu's are cheaper than what you can make meals for yourself.... I'm sure the supermarket adds a 'tourist premium'!!

Just remember, you're going to Rarotonga to experience the culture, the people, the food.... not the King Beach Villa alternative.

If you're planning a trip to the Cook Islands there are a lot of options. I can only presume that some of the other reviewers have very low standards... because these 'Villas' are not nice. They're just a couple of conjoined weather-beaten cabins. Granted, you might not spend a lot of time inside, so you might not be bothered with the sub-standard fitout of your accomodation. But, the weather in the Cooks isn't always perfect.... so you might need to spend a lot of time inside with nothing to do except trying to keep the ants out of your food.

The location isn't bad. It is a pleasant walk to the better beaches. And on a nice evening the outlook from the balcony is nice - you'll be looking through the coconut palms out to a nearby motu. But you don't really get that feeling of privacy. The people in the joining 'villa' will be sitting right next to you, and the neighbouring villas are only a couple of metres away.

And on privacy... the walls are very thin. Enough said!

I really liked the comment of one of the other reviewers that you don't save any money by going 'cheap' with a place like this. Just to travel to the supermarket, buy groceries, and get back certainly costs a lot more than eating at one of the gorgeous restaurants of the resorts.

Everything considered, I do regret not thinking more about what kind of holiday we were after. We wanted an authentic Cook Island experience, we wanted to experince the culture and people - and feel like we had discovered a paradise. We nearly got there.... but we do feel a bit ripped-off. Our holiday was only redeemed by the experiences we had outside of our 'Villa'.

And, as there has been some debate about the host (Ina), I better throw in my 2 cents. We didn't have a problem with her, as such - but if you, like we did, want an 'authentic' Cook Islands experience then I'm not sure that a surly little New Zealand woman can give it to you.

The property isn't totally horrible - but there are so many lovely places to stay that will not give you the annoyances and headaches that this property and the host provide (contrary to other reports trying to convince you the host is Mother Teresa!?).

Nowhere is inexpensive on the islands, but there are quite a few 'cheap' places like this one.... as in cheap & nasty. Down the road there's nicer self-contained joints (and resorts) that will not cost any more. And you'll have more fun, on better beaches.

When we stayed the place was full of ants (which can be a problem anywhere on the island), but the place just has a 'grubby' feel to it... certainly not romantic. And, any complaints that we had were just brushed off by the 'host' like we were a pest to her! She was definately without the naturally friendly demeanor of the native people!

Tip: Call the Cook Island Tourism office on Rarotonga and ask their opinion of where to stay. They will give you a genuine and considered opinion - and I would be fairly certain it will be anywhere other than Kings Beach VIllas... they want you to have a pleasant and hassle-free time on the island. It's worth the cost of the call.

A perfect place to stay right on the beach with kayaks provided and easy walking distance to restaurants and muri lagoon tourist attractions. We stayed in villa one which was well equipped with everything needed to self cater. Good value for money, would definately go back there to stay.

We stayed here for 10 days, it was idyllic! The hostess was friendly & helpful, a lovely lady. We enjoyed all of the amenities, im particular the canoes, The house was well eqipped with essentials , great to have fly screens on all the windows & ceiling fans. Not the flashest place but had everything you need & more. Even resident lizards & roosters! The location was awesome, right on the beach and lovely weather too! We would love to go back!

We have stayed at Kings Beach Villas 3 times now and have booked for another trip in Nov 2013. Ina is the most wonderful host & is always helpful. She keeps us informed via email on any questions we have raised.The Villa is lovely, clean, tidy and good value for money. We love being so close to the sea and the snorkling is great. Highly recommended.
