The Round House is now operating as a self-catering holiday cottage (and no longer as a bed and breakfast). The house is set in beautiful gardens and yet just two minutes' walk from the centre of the historic market town of Framlingham. Dating from the mid 18th century and originally built as a windmill, The Round House has been sympathetically converted to provide three en-suite bedrooms, with dedicated guest sitting and dining rooms, and fully equipped kitchen.

Great location only 30 minutes from the beaches of Ayr and Troon and 1 and a half from Loch lomond and the Highlands. The hosts Robert and Jan were very welcoming and the cottage has everything you need. The garden is great for dogs and fully enclosed when the gates are closed. Highly recommend and we've all ready booked for the summer.

Booked over the internet and our first visit to the Round House and Framlingham.
Just wonderful from start to finish. The thought and care that has gone into this place is immense without being over the top. The standard of everything was very good without every not feeling like a place to be lived in.
Richard was our host and he had balance between giving guest space and making the stay enjoyable just right. It was that intelligence of design,sensitivity and kindness that is within the building that was evident with the hosting as well
Over the years we have stayed in many B and B's. Some very good indeed and a few others terrible! The Round House is probably the best of all.
Our thanks for a wonderful break.
Just wonderful from start to finish. The thought and care that has gone into this place is immense without being over the top. The standard of everything was very good without every not feeling like a place to be lived in.

I can't rate this B&B enough! Very attentive and welcoming hosts, delicious breakfasts and the rooms are comfy and tastefully decorated with all the amenities you'd need. A beautiful building and grounds. Would definitely like to return one day. Thanks for having us!

We found this beauty of a bed and breakfast. Richard greeted us on arrival and I think the service was exceptional. We stayed in the garden room which was the king size room. The cost is reasonable and the room was lovely. Spacious and contemporary looking decor. The bed was very comfortable and the breakfast was delicious. Freshly cooked and tasted amazing. Would definitely recommend this place to anybody staying in the area for a night or longer.

This place needs to stay a little bit of a secret!!!!
Richard is the most wonderful, exacting host (Mark was away on business) he was warm welcoming, incredibly helpful and great to chat to....I loved him immediately and felt like a friend being welcomed into his home.
The house and gardens...are gorgeous, immaculately presented and with great attention to detail...we loved the sitting room.
The food.....Richard is a very very good cook and we thoroughly enjoyed all the little home made touch's that make a good start to the day great.
We will definitely return sooner rather than later, we had the most perfect stay.

We stayed for one night. Richard and Mark were lovely hosts. The rooms are fabulously stylish and the garden is beautiful. Stunning house! Would love to live there!! Good choice at breakfast. Very clean and tidy.

The owner was very welcoming and attentive. The room was well appointed with everything we needed, and breakfast was good. Easy walk to town centre and attractions and very close to excellent traditional pub with good food and local beer. Only problem we had was finding the property despite being sent directions. It is up a drive and hidden by other properties that have been built in front of it so cannot be seen from the road. I think a sign may have been missing when we visited. Having stayed in over a hundred of B&Bs over the last few years, we felt it was a little overpriced at £100 per room per night.

Turning off Station Road and into the drive starts your adventure that is "The Round House"
On our arrival the garden was quiet and beautiful, just awakening with spring colour. I don't want to spoil the surprise, but you're led around to an almost secret door and then into another world! The Round House is beautifully decorated, has ever little essential and lots of little luxuries that you didn't know you needed. I'm not going to spoil your surprise....but special little touches like the welcoming home-made cookies and tea on arrival, delicious home-made granola and compote , followed by local produce carefully cooked for you.....whether traditional breakfast or another treat from the menu just have to be mentioned!! Too much to list....it's an amazing place to visit.....Thank you Mark and Richard for a memorable weekend in Framlingham.

It was beautiful with you. It has all of us very much. you were great hosts and looked after us very well. Your house and rooms are extremely nice with lovely decor and the whole place is spotless.
Breakfast are superb
I will definitely be visiting again and wouldn't hesitate to recommend a stay at.

Took the whole family up to Framlingham for a family wedding. Had all 3 rooms and it was like being at home. Really nice place, location, décor, everything and great unobtrusive service. Breakfast in particular was great with all local produce. Local knowledge and advice was also excellent. I would recommend The Roundhouse unreservedly.

Dear Karin, Thank you for your enquiry. I am now operating The Round House as a 3 bedroom self catering holiday cottage with bookings for either full weekend's, midweek or entire weeks. Therefore, I'm sorry that I can't help you this time.

Thank you for your enquiry. Unfortunately, we don't have any twin rooms, we only have doubles and king size rooms. Our doubles are £110 per night, and the king size is £120 per night.
We have a minimum stay of 2 nights at a weekend.
