The hotel location is fantastic as you are close to 2 Ryougoku stations. There is a Lawsons inside the hotel which makes it really convenient.
Positive:
Hotel staff are very friendly. Some speak good English but overall top marks on customer service.
Ample laundry and dryer. 500 yen for a load and it also includes detergent.
Gym is small but clean with a nice rack of free weights and a single position bench.
Downsides:
Buffet for breakfast and dinner is expensive and not worth it if you bringing small children.
The elevators at 10am and around 8pm are the WORST. Be prepared to wait over 10 minutes. These might be the most inefficient hotel elevators I have ever been at.
Have to make a reservation and pay to use the pool. It is really tacky and in poor taste to have guests pay to the use the pool. The positive of this is that no one uses the pool.
Overall for what you are paying it's great value. But dear god the elevators suck tremendously. If you are going to check out do it before 10am because entire hotel is checking out and using the hotels.

Hotel's Favourite
The APA is a new hotel in one of Tokyo's older neighborhoods, offering reasonable pricing when sumo is not in session, a nice bath, multiple food and entertainment options. It is a large Japan chain run by a strange hat and stranger political bent, but presents good value for money within 200m from station. Much better than Dai-ichi, which is more expensive and has fewer amenities.

The location was convenient for getting to transit lines, but is several stops from the Bullet Train and Nareda Airport. The neighbourhood has a closeby selection of restaurants along the Ryogoku Subway station and a reasonably-priced convenience store in the hotel. Probably very busy when there are Sumo matches on, but quiet otherwise. The only negative was the rooms are tiny for a lavish hotel. Not enough room for luggage, you need to stow it under the bed and put it on the bed to open a suitcase, the bathroom is smaller than a cruise ship bathroom, no counter space.

"I'm sorry!" were the most spoken, stereotype words by the staff whenever you had a special request: On the day that I checked in, it was not possible to upgrade to a slightly larger room, although I was told short before I could do so. Coupons for the breakfast are only valid for the day issued, which means that if you leave out one breakfast they'll make you pay again. No mercy! In addition to this, the pool on the roof is not for free, it costs 500Y...1500Y/hour depending on receptionist you talk to. Most problematic are the tiny rooms which become steamy very quickly and the very hard beds. The beds have a thin mattress of 15 cm laid on a rigid slatted frame. All in all the standarts is far below other Budget-Hotels e.g. ibis. You should only go there if you are able to adapt to the strict regulations of APA, otherwise any personal desires will be smashed. The hotel is absolutely not interested in satisfied guests.

The hotel chain does not allow controlling temperature from your room.
The don’t have cooling and just pump same amount of heat into all rooms whether you want it or not. If you run a bath it becomes a sauna.
This one hotel location also does not allow opening a window, so you have to open the door towards common hallway and just keep it open.
I called the reception here and when I say I’m too hot they just respond with “I’m sorry the hotel doesn’t allow…” to either letting you cool it, or to turn off heat, or to open a window. I said “listen I’m a human and I’m cooking here”, the response is “mm.. yes?” As in how many times can I say sorry but no.
There is a reason that on Japanese labor days all hotels are booked except this one. It looks luxurious but they cut corners like crazy. I knew from last experience to not book it, but at the other one they at least let me open the window. I was totally out of options this time and decided to go for it. It’s just painful.
FYI this is a Korean owned chain, not Japanese. Things are not remotely clean or fresh half the time. The tray for amenities was totally used, the Japanese kimono cover smells stale. So they didn’t wash it for who knows how many people wearing it. I don’t want to think about the carpet and I disinfected my tub on my own.

Stayed here with my boyfriend for 8 nights for our first trip to Tokyo, and it was generally a pretty good experience. The room was clean, and the air conditioning worked perfectly. I’d recommend paying the extra and getting a higher floor room as the view was amazing! The lifts took a little while, but waiting the 2- 3 minutes didn’t really bother us too much. The staff were really kind and helpful, especially as we weren’t Japanese speaking. The breakfast had a wide range of choice, the whole hotel was immaculate and of a really high standard and had a brilliant location, only being 2 minutes from the train station and taxi rank. The only downside was there was no safe in the room but for the price it was well worth it.

A very good hotel. It has a great location, both being right next to the sumo arena and a nice park, but the best thing about the location is that is a short walk from two major train lines. The onsen (group bath) in the basement and the view from the top were amazing and on the level of an attraction in their own right. There is also a couple of restaurants and a convience store, which was really helpful. Staff was mostly english speakers. The only downsides were that the room was very small (but well laid out) and the elevators were overloaded during peak times. Multiple times I had to wait several times as an elevator passed us both up and down (and there were no stairs).

Great location to subway and JR station and there are couple convenience stores and restaurants around.
Hotel lobby is large, self check-in is available, there’s a convenience store at B1, as well as fitness room and spa.
The room is clean and tidy, but it’s smaller than expected. And I didn’t know we won’t get the bottle of water refilled even we stayed for two nights.
The most important thing is the room is extremely hot. They have heater at the room and I tried turning off the heater, but it still felt very hot, and the air wasn't circulating. The windows couldn't be opened. It was only when I set the heater to 16 degrees Celsius that I felt a faint breeze, but it was impossible to sleep throughout the night.

For two people, these rooms are just way too small even by Japan's standards. There was very little space to open one suitcase so we had to take turns. Thankfully there was space under the beds to put them.
The "spa" in the basement was nice.
Not much to do around the hotel, but it's near a train station that's a short ride to more interesting areas. It is near a Sumo arena and small museum so it's got that going for it for those interested. It also has a Lawson's inside the hotel and a fairly good restaurant.

The hotel is located a 3-minute walk from JR Ryogoku Station and a 4-minute walk from Ryogoku Station on the Toei Oedo Line. The location is easy to find from either station, and many of our guests are very pleased with our location. Fantastic location within 5 minute walk to two major metro lines which can connect you to anywhere in the city. Rooms are small of course, but clean and well equipped. The free onsen and the 24/7 convenience store located inside the hotel are major highlights. Elevators may take a while, but we waited no longer than three minutes each time. I would definitely stay here again.
