Built in 1830, Waters Edge Cottage is a charming B&B, which enjoys an idyllic location only a few yards from the western shore of the Bonnie Banks of Loch Lomond. A truly tranquil and relaxing setting, the B&B offers its guests the ideal place to unwind and just let the world go by. Our accommodation at the Cottage has 4 Bed and Breakfast rooms, all enjoying spectacular views of the Loch, Ben Lomond and Balloch Castle Country Park. There is a comfortable, light and airy guest lounge, which is perfect for visitors to relax in and enjoy their surroundings. Additionally, there is a well-equipped utility room and a bright spacious breakfast room. The property is accessed via an electric gate, offering secure parking for all guest vehicles. Stayed here for 2 nights mid September 2020, and didn't want to leave! We stayed in the Garden Room which has its own private entrance. Beautifully decorated and spotlessly clean, amazing attention to detail. I had forgotten to bring shampoo but there were toiletries provided, as well as biscuits and lots of tea and coffee The owners were so helpful and Fiona welcomed us on arrival providing us with a flask of fresh milk and a fresh pot of coffee and some tea. Breakfast was included in the price and it was a bargain. As we don't normally eat cooked breakfast, Fiona provided a lovely continential alternative of fruit, cereal and yogurt. There was a delightful seating area outside of our room which overlooks the loch and we hit lucky with the weather. It's ideal to walk to nearby hotel for drinks and we ate out both nights at the hotel and a restaurant up the road and enjoyed the meals in both venues. They have alcohol in the fridge of the main house that you can purchase at cost price and although we didn't take up that offer it was nice to know we could if need be. It was lovely just to sit in the seating area outside enjoying a glass of wine looking out over the loch. When we come back to Loch Lomond and we certainly will do, we will definitely be staying here again and would thoroughly recommend anyone else to do so. It is just beautiful. Thanks to Fiona and Andy for the little extra touches that make a place to stay more than just a B&B.

My husband and I visited this lovely bed and breakfast with our 18 month old daughter. We were a little nervous as we didn’t want her to disturb the other guests. Fiona and Andy were really amazing hosts, so accommodating, couldn’t do enough for us to make our holiday perfect. Even little things like leaving a children’s dvd in our room for our daughter to watch, playing with her whilst we ate our breakfast, everything was just amazing. We honestly couldn’t ask for more. Breakfast was lovely every day, the rooms are cosy and homely with nice little touches that make you feel at home. Beautiful views from our room, we stayed in the Cranny. Would highly recommend this Bed and Breakfast to anyone who is looking for a lovely relaxing break in beautiful surroundings and great value for money! We are already planning our next trip!

The views over the Loch are simply divine. The hosts give you plenty of access to the front garden (not the back) which is exceptional because all of the amazing views of the Loch are at the front.

The rooms are all very clean, newly decorated and the beds are so comfy and smell so fresh. They obviously keep the place very clean and tidy - and it shows.

The breakfast was top notch with plenty available and they even offered me food to suit my allergy (let them know in advance).

There is also a utility room and you can use it as and when you please. They even have an honesty bar (fridge) which is stacked with drinks encase you feel like a refreshment.

The B&B itself is beside the Duck Bay hotel (we went to a wedding there) so great location only 2 minute walk from the hotel to Waters Edge Cottage.

It's also about a 6 min walk from the Cruin (we also went to a wedding there) so all in all this we place is perfect if you are looking to stay near either of the wedding venues in the area.

I should also point out it's about a 9 min walk from Cameron House hotel but we never went to a wedding there, lol.

We've now stayed here on a few occasions and plan to go back again.

Andy & Fiona are beautiful people and excellent hosts.

You should defo consider staying here.

Stayed here for 2 nights and what a treat we stayed in the cottage suit which had lovely wee snug "hidden GEM indeed"!! Fiona and Andy are exceptional hosts made to feel very welcome, breakfast was excellent. Beautiful cottage with the most amazing views of Loch Lomond, rooms are spotlessly clean and are beautifully furnished they have everything you need and more for a relaxing stay. Fantastic location short walk to Duck Bay Marina or the Cruin Hotel stunning views all the way. Cant wait to go back...

Stayed at the Water's Edge during the week and it was a very relaxed and enjoyable experience. Fiona and Andy are the perfect hosts, nothing is too much trouble and very friendly - add in a couple of lovely and calm dogs and it's a great environment to just chill in a homely way.
The location is great, with a view directly over the Loch with a nice garden and easy parking. There are plenty of local places to eat and it's within easy distance to most of the major Scottish landmarks as well as towns and cities. Being on the edge of the Trossachs is a gateway to nature and plenty of places to enjoy.

The room (The Cranney) was small yet cosy, it was clean and modern (nice touches such as USB ports in lamps) with a lovely view.It was also nice and warm (in chilly October!) with plenty of storage and room facilities.

Must call out the food - stunning Scottish breakfast with locally sourced produce and cooked to the highest standards, with plenty of drink refills offered.

Andy and Fiona were great hosts, perfect balance of chat and advice and very welcoming. Very aware of current Covid guidance and felt safe in their hands.

Very highly recommended.

Thoroughly recommended and would absolutely stay there again. We really enjoyed our stay and visit to Loch Lomond.

The location is great, approx 5 mins from duck bay marina restaurant, and the views are stunning.

The breakfast was brilliant and the coffee was excellent! Andy & Fiona are great hosts who are friendly, welcoming, and know the area well- so can give good advice on things to see and do if you’re unsure

The room was nice & clean, bed was comfy and the shower was really good.

I honestly couldn’t fault the place, we really enjoyed our time there- Benji and Barney are lovely too!

Our first visit to Loch Lomond but we weren’t disappointed and it certainly won’t be our last! Waters edge is beautiful and in a perfect location for walkers, couples wishing to relax, water sports, meals out/takeaways in and drinks alike.
Well appointed rooms that show off the owners Andy and Fiona and the character of the local area. Being greeted with an offer of a cold beer after a long drive was a really lovely gesture whilst we were shown our suite.
Good wifi considering the mountainous terrain also.

The thoughtful touches made our stay so special. From the complimentary decanter of whiskey and plate of fudge in our room quickly consumed by us, through to the tips, advice and guidance for local sights and walks that Andy and Fiona freely gave us.

Breakfast was a particular standout as we tried our first Scottish fried breakfast! Great produce used and plenty for us, made all the better for the view from the garden gazebo. One day we decided to trek up Ben Lomond, Andy kindly soaked porridge oats the night before and got up in the early hours of the morning to make us a hearty breakfast before we went on our adventure! Not something we expected or generally experience elsewhere.

Andy and Fiona are amazing hosts with lots of little touches that made us not want to leave!

We stayed in the Garden Room on 8th June 2021.

Andy & Fiona are fantastic hosts. Welcoming, flexible, engaging and extremely proud of their excellent B&B, and so they should be!

To be fair, it`s run more like a boutique hotel!

Excellent facilities in the room, table and chairs (either outside the room or in the garden) to enjoy the stunning views of Loch Lomond and a pleasant 30 minute stroll down to Ballach for an evening meal or drink the pub.

Welcomed by a freshly made pot of tea and coffee after a long drive.

Sat out on the patio and they appear with some thoughtfully lit citronella candles to see off the occasional midgie.

The warm welcome we received was only out-done by the excellent breakfast to see us on our way further North into Scotland and the Isle of Skye.

If you want an excellent nights sleep for a holidays and to explore the local area and the Trossachs or are just passing through to farther afield, I can not recommend Waters Edge highly enough!

As soon as we arrived at The Waters Edge we knew that we had discovered a real gem. Fiona and Andy were so informative and friendly and nothing was to much trouble. The accommodation was everything that we wanted and more. The room was well equipped with hairdryer, dressing gowns,slippers and even a small decanter of whiskey and some butter tablet. Little touches that go a long way. The view from our room and the property were stunning, the Loch with mountains in the background. The 2 dogs Benji and Barney were an absolute joy. Breakfast choices were plentiful and scrumptious and certainly set us up for the day.
It is certainly a place we will revisit again. Thankyou Fiona and Andy for welcoming us into your home x

if you want to escape from your daily routine but still keep in touch, there is no other place you should visit. The loch will wake up with you every morning and even drinking a cup of coffee will be a special experience. The hosts Fiona - a real authentic Dumbarton lass, tries to make the impossible possible for the guests and she can fix a mean breakfast in minutes. Andrew, a decorated retired Lt.Col in the British Army is a living encyclopedia and conversations with him are always a pleasure, be it animated football banter or a more philosophical discussion on the benefits of single Malts. The rooms are tip-top, the amenities top of the range and I the lovely village of Balloch is only a few minutes away by walk. If you need to unwind I suggest you visit this place the soonest possible. Will definitely be back.
