We had a private room but there is so little in between the dorm and the rooms that you still hear every word. The beds are quite hard and the place is not that clean overall. The place is located next to the road so from 5-6 am you will hear the dogs, chickens and children waking up and starting to make noise. There are a lot of motorbikes passing by aswell which made it impossible for us to sleep well. We left a few days earlier than planned to find a place outside of Sapa where we can relax some more. In and around Sapa there is way to much tourism for our taste anyways.
We thought that $24USD per night was pretty steep for the facilities on offer.
We have stayed in wonderful hotels, hostels and homestays all over SEA for much less than this, which provided more value for money.
The rooms upstairs are very cold and uncomfortable, and the other guests staying at the time were not nice (not the fault of the host of course!).
Our room and bed were basic, but comfy enough. The blankets and sheets were not cleaned though, we entered the room as the previous trekking guests left.
We felt that we needed to leave a night early as the other guests were unfriendly to us, but still had to pay for the 2nd night anyway. That whole situation was a little disappointing.
I loved the area though, it is an authentic experience and the locals are great. There is also a fantastic homely pub right next door.

Try to get the downstairs room with electric blanket if you can when it's cold!
I enjoyed staying here. The family is extremely friendly and hospitable. The location is perfect - it's nicer to be in the valley than in Sa Pa the town. They'll have good conversations with you over dinner, and overall, it's just a very relaxing place to stay. If there aren't a lot of people there, you will have an entire room to yourself which, for $6, is not a bad deal.
The reason I give this 4 stars instead of 5 is because when I was leaving, they tried to charge me $10/night when my booking confirmation said $6. They eventually let me go with $6, but then charged me $5 for each of the dinners I had there (I stayed 2 nights). It was good food and a nice experience so I didn't mind, but a heads up would've been nice. Consider this yours.
