First off, I'll say that I and my companion enjoyed staying here. However, it was the most basic place we stayed in two weeks of travel. As such, it will not be for everyone. We pre-booked through Agoda, but upon arrival we were told they were fully booked. We showed them the email with the receipt, and apparently the 'Frenchman' (possibly the owner) who lived in a 'house' next door was able to move out to his other property, so we were moved to there. This appears to be a common situation (in reading reviews here and speaking to a couple who had been told the same). A longer-term resident suggested that they too easily allowed guests to overstay or were not very good checking their on-line bookings.
The house isn't much more than a bungalow in size (certain rooms were closed off),but spacious enough. This appears to be the accommodation with the outdoor toilet (the toilet itself is partially covered, the shower is not) and no hot water. The room was comfortable enough, although the mattress was quite basic (i.e., a flat, thinnish mattress), and there was no maid service in the two nights we stayed. Be careful of the electric switches on the floor lamps - you may be shocked!
We didn't eat breakfast, as we were never told it was included - so in the dark on that one (see other reviews). She staff speak limited English, but they should probably be clearer about this.
We were there for New Year's Eve. They put on a dinner and had us all sit around the table, which allowed all the guests to get to know each other. The meal itself was quite basic (coleslaw and diced veggies), but the fish steam-wrapped on the barbecue was delicious. They also lit a bonfire (many of the beachside hotels did this - just a shame that they don't clean up after themselves the next day) and set off some fireworks.
The hotel is one of many up and down the beach - all directly on the beach. You can walk easily to other venues - I highly recommend The Lounge (turn left as you leave your hotel) for drinks and great seafood bbq. The tide in front of the hotel is very strong and not recommended for swimming; turn right and there are breakwaters that protect you somewhat.
When we left, they asked if we had paid and suggested that they had given us more expensive accommodation, despite the outside toilet and no hot water (the actual bungalows do have hot water). I don't think they were being dishonest, just the Sri Lankan way to make more money out of their guests.
Overall, if you are comfortable with basic accommodation and clearly communicate what us included in the cost, you'll like this place. The hammocks out front are very welcoming!
