The Area of Ketewel is lovely, the property is nestled in among locals. The actual Villas themselves are well thought out giving optimal views. The HUGE letdown is how run down the 3 bedroom villa is and the lack of cleanliness. We had to constantly contact maintenance to get hot water running for showers, help opening jammed doors, removal of rat droppings in kitchen cupboards, to place rat traps in middle bedroom as our daughters ended up with Rosco the Rat as a sleeping companion! The middle room has rotted out wood on the wall which gave Rosco the Rat free and easy access. Constant ant infestations were not fun especially given we did not leave any food around. Towels needed replacing as 'clean' towels that were left were often stained so needed changing. The list is endless. The property manager Indah provided zero help or support. The place was so bad we left and found another place to stay, Indah was no help AT ALL, no compensation was made, no customer service skills whatsoever

We came back to this place after 8 years, because we would like to enjoy the location next to the water.
The staff is VERY friendly and polite and the view from the villa is fantastic.
But the place is run down.
The windows, the floors, doors, ceilings, water taps, fridges, furniture are not maintained and need repair.
The bathroom needs repair and so does the bed.
The private swimming pool is wonderful, but needs to be cleaned for fungus. An umbrella for the sun chairs is recommended. A ceiling fan in the spacious living room is recommended. A fan was there before, but has now been removed.
The sofa arrangement is very smelly and needs to be replaced.
Best luck with the upgrading of this very nice location.

As a family of 4 we stayed in the Nakula Villa. Yes like everyone says it is a little run down and needs some work done. The main dining/kitchen area doors could not be opened or closed to allow more breezes in and got very hot in there to sit. HOWEVER the staff were absolute amazing,friendly and helpful, rooms were big, clean and comfy. Sanur was only a 20min drive from the Villa, in which we had the driver take us there for FREE and when we were ready to be picked up they were happy to come get us anytime for a cost of 80,000rp. We ordered food/room service for lunch and dinners in which we where surprised at how reasonably priced and delicious the food was. We had a driver take us to a local laundry to have our cloths washed (@ $0.60c/kg )and Heri picked them up the next day for us before we checked out.
Overall we enjoyed our stay as we wanted a quiet, private villa on the beach with our kids.

Do your research, a property advertised on Air BNB is not what you get with the Nakula Villa.

We paid nearly $700 a night for the Nakula Villa at Pandawa Beach Villas. It does also say “Spa” not sure what this was as there was no Spa.

This property is called Pandawa Beach Villa's & Spa.

We booked through Air BNB. On Air BNB the booking is advertised as "Nakula" this is correct we stayed in the Villa Nakula, full advertised name on Air BNB is:

"Nakula, 3 Bedroom Beach Front Villa, Ketewel Beach Entire home/apt hosted by BaliVillasHVR" .

I believe the BaliVillas HVR stands for Bali Villas Holiday Vacation Rentals, which has a website, but I could not find the Pandawa Beach Villas on the site.

When I was advised we were Staying in the Nakula Villa, I tried to locate the property on Trip Advisor, with no luck. This should have been a red flag to beware, as all reputable properties are on Trip Advisor. I could not locate as the name of the property had changed. Why would you change a name?

Anyway, the Photos used to advertise the Nakula Villa are not of the Villa, well a few are. See my photos. Also, although the AirBNB price said including all Taxes, we were billed for the tax after paying through AIRBNB, Complaint lodged with AirBNB and then Air BNB changed the Bali bookings to say taxes not included. Deceptive and misleading conduct.

Now to the Nakula Villa. This poperty is old and run down. As stated in a previous review, the photographer must have been a magician. We expected to have a villa identical to the one used to advertise on AIRBNB (See Photo) but that was not the case. A definite case of false/Misleading advertising here in Australia.

The Nakula Villa has a seperate kitchen lounge area. The photo on Air BNB shows an air-conditioner. Air Conditioner has been removed and two doors do not close. In the morning in the sitting at the kitchen table, it is like a Sauna, you have to move to the shade and we were not staying during the hottest months, so beware.

Windows are also dirty, fridge and stove are rusted and sink wobbles is mouldy and little water comes out. Uplights of a once grand Villa have been painted over. What would have once been a lovely room is in what I would call, disrepair. You can see the lack of maintenance, power point coming away from wall which could be very dangerous if pulling out an electrical plug.

My Room was to the right of the pool (see photo) the doors that would open onto the grass and pool were "taped shut" so they could not be opened.

Showers are like a sandstone so grime and mould gets into the pourous surfaces and looks mouldy and dirty. Glass areas are not clean and the mirror in the main bedroom has the reflective coating peeling in places, so it is not a nice clean mirror. Glass roof in my bathroom is not a pretty site, see photo. Beds and pillows are just three star quality, it is basic bedding.

The Villa is about a half hour drive to Sanur. It is in the middle of nowhere. There is a circle K on the min road about a 15 minute walk. This is not a tourist area.

If you stay here, you have the pool and black sand beach. Pool was the best part of this Villa we loved the pool. The Black Sand Beach has a lot of rubbish that is washed up as it not a tourist area that is cleaned up. At night the surf can be realty noisy, so if you are alight sleeper, this may annoy you as it can be quite loud.

Now my issues with this Villa are:

The false advertising on AIRBNB. Photos did not reflect what we paid for or where expecting. We paid top dollar. In Australi this is what we call “False and Misleading Advertising”.

I found this Villa to be old and run down. See Photos. In my view, this is far from being “exceptional comfort, impressive tropical and modern design”. Ah “modern” they say, this villa is really old. Not sure where they got the word “Modern” from.

I would like to ask Pandawa Villa, why they changed the name to advertise on Air BNB, to Nakula 3 Bedroom…… instead of its real name, Pandora Beach Villa's.

Why are the photos of the Nakula Villa not truly reflected in the advertisement. Was this done to mislead people so they could not find reviews on Trip Advisor?

This Villa is old and run down. A fair price in my opinion, would be $200-$300 AUD including tax. Villa is off the beaten track a half hour from Sanur (traffic can be really bad) so you are stuck at the Villa if you don’t have transport.

I will say the staff Bali Staff were excellent. You can get room service of basic food. The breakfast was basic also (not complaining about the breakfast)

If you were used to staying in backpackers, you may call this Villa Excellent. But if you stay in 3 star accomadation, with the way Nakula looks, you could only call it poor to good. And if you paid anything over $300 per night, you may feel extremely ripped of. The feeling of being ripped off, increases based on the price you paid. Yes, we are feeling extremely ripped of. We did not get what we thought we were paying for, we were misled by the photos’s used to advertise the Nakula Villa on AirBNB.

With the change of name from what the Villa’s are called on Trip Advisor to Air BNB, I can only assume that this was done on purpose to deceive people in not being able to locate the real reviews on Trip Advisor. I look forward to a reply on TripAdvisor explaining this.

I will try and lodge a review under the name used on AirBNB so that any future guests can make an informed decision about the Nakula Villa at the Pandawa Beach Villas.

As they say, Caveat Emptor. We were misled.

Stay away from this place! I wish I had done some research before booking. Old, smelly and forgotten are the words I would use. These villas are in the middle of nowhere. Nothing is within walking distance. Food is terrible, so thank goodness for Gojek. The pool was the only positive experience. Aircon was broken in one of the rooms. Kitchen has none of the utensils etc that make it a kitchen. Fridges in cupboards in the bedrooms have zero ventilation and are a fire waiting to happen. Please go elsewhere 😖
