Viva Residence a good place to stay when you come to Bangkok for short periods for work, for short holidays even with the family. Located on Kubon Road near Ramintra Road where the new elevated subway is under construction which will take you all over Bangkok with ease in the future. the kind, courteous and helpful staff, very easy check-in and check-out, simple breakfast without many frills, clean rooms, rooms not too large but still perfect for staying with a balcony. I booked both the twin bed room and the family room as per photo and they were fine. the rooms facing the street are slightly noisy, the internal ones are quiet. close to Viva Residence there are a Laundry Express with free WiFi service, a petrol station with a convenient Tops Shop and opposite to Viva Residende across the street there is also a 7Eleven, both shops open 24 hours, in the immediate vicinity then are located other places to eat, other 7Eleven, FamilyMart, Lotus Express a market, pharmacies, several shops, a Big C Supermarket with also a KFC, all the convenient services and then by car you can reach in a few minutes the Mall Fashion Island - Promenade really nice for those who love shopping etc. with restaurants, cinemas, shops of all kinds, food places, two supermarkets, ice skating, Home Pro, etc. The area where the Viva Residence is located is typically Thai where you live the real Thailand and therefore very nice, it is worth staying there. The only drawback regarding the Viva Residence, WiFi working but not perfectly, but I was told that in the future they would improve the service, the only places where the WiFi works well are the reception, the open ground floor where you can stay comfortably seated and partly the building facing the street. Another small drawback is the noise due to traffic for the part of the building facing the street. However, my opinion remains positive overall, surely if I go back to Bangkok I will return there, the prices in my opinion are fair. I booked the rooms through the internet with good discounts.

Disappointed, Checkin and out in 30 Mins

I have never been so disappointed before. Those pictures, advertised on many hotel sites, were so misleading compare to the actual quality of this hotel. You would be so disappointed. I extremely do not recommend anyone to stay here. I could not believe how it got 4 stars! on agoda I mean this is more like 1-2 stars to me.

The quality of the hotel was really bad. The bed sheet were so tinted You can tell the color difference with the blanket. There were stained on the bed

From the front and the lobby, it seemed very nice, however once you enter the building; you will find such an old atmosphere start leveling up on you.

Anyway, there is a positive view from my side. There were quite handful staffs which welcomes us from the drive way. In addition, they took us to check out the bigger room with the same quality and informed us how much we will be charged. We thought about it but rather saved it for another hotel.

Best of Bangkok away from the hustle bustle and traffic jam of Bangkok city. This hotel is neat , clean , family hotel with comfortable bed and linen. We are a family of two adults, one nearly adult kid and one 5 year old kid. We were given a family room with lots of space . Fashion world is 5 min away mall. Train station night market is 8 min away . Kubon road has local food delights on the street stretch. Ozone plaza is just opp the hotel with spa , food centres. Next door to the hotel is gas station with 7 eleven and also food outlets. This hotel was chose for its quick vicinity to Safari world as it’s a kids trip . We had a local guide Witoon who was lovely , caring and showed us all the tourist attractions like Ayuthaya city , first floating market away from city, train track market etc . 0846487074 and 0818167015 is his number , he is registered tour guide with his own car.

This hotel is the worst. The reception staff barely speaks English, but I will say that the cleaning woman was very kind and funny. I enjoyed talking to her briefly. The room though had two bugs in it. I killed one of them but the other got away. I didn't want bugs in my things so I slept with my luggage on the deluxe bed with me. I was only staying one night so I didn't complain. However, I told the receptionist I needed the shuttle to take me to BKK airport. She confirmed that she had the right time and airport by repeating it back to me. The issue came later. They called me a TAXI who took me to DMK airport. I told him he was taking me to the WRONG airport but he kept insisting it was right and what the hotel told him. I called the hotel to tell them the mistake, and they acted like they didn't care and actually said "BKK airport is Don Mueang Airport". That is WRONG and was nearly a costly mistake because I almost missed my flight. They are incompetent here and it's not worth the stress for anyone to book this hotel.

4day 3 night stay at this hotel quite far from city and tourist object, i have to paid another 800 bath to go and back to the tourist object. Breakfast taste was delicious but minim of variety. The room and bathroom are clean but have an old linen.
