Firstly due to mobility problems I need to know how easy walking around is.Are there many steps or steep slopes to walk while on the tour.Also can the gift shop be accessed without paying for the tour
Walking is around the village paths, only one small hill to bag end. No steps. There is a golf cart you can book if need be. Yes the gift shop can be accessed from cafe shires rest at base.

My wife and I did the tour in January, it is easily more than 600m and there is slight hill climb up a dirt track. Admittedly you can do this at your own pace and the tour guide will wait for you. All in all the walk talk us approx 1 hr ( to reach the green dragon) then there is another 1/2 hr walk after.
Depending on your mobility I would give Hobbition a call and discuss with them (Facebook message may be cheaper )
The gift shop is free, not I really impressed and quite expensive. The cafe is situated upstairs, no lift service to this.
If you are able to do it, highly recommend, it was awesome and I’m not a fan of LOTR.
Book your tour in advance.
All up you are looking at around 600 meters of walking, with around 1/3 of it across slightly slopped / inclined spots. You can always stop to rest provided you dont mind missing the tour guide's snippets. Take a walking stick if you normally use one. Yes, there are steps but they are not very steep.
Have a look at google maps street view and you will get an idea of the area.
